In the April issue of Tierra Grande produced by the journal of the real estate center at Texas A & M University, James P. Gains wrote an interesting article on "Housing's New Reality." He talks about how home values have taken a beating in the past several years which everyone is painfully aware. Some areas of the country have seen the change in the values of homes drop as much as 50%. Texas homes escaped the plunge in prices and have held up well in comparison to the rest of the country. Canyon Creek ~ NW Austin ~ 78726 ~ January 2011 Statistical ReportHome sales in Canyon Creek, a NW Austin premier master planned community are up 200% in January, 2011.   Now keep in mind that last year only one home closed in January and this year 3 closed.  The interesting fact is that all buyers chose single story homes. Traditionally single story homes command a higher price per square foot which held true in these cases. Buyers are gaining access to the community with a lower price and accepting smaller spaces to live in exchange.

market activity: Canyon Creek NW Austin Market Update ~ January 2010 Numbers - 02/25/10 04:17 AM

The Canyon Creek numbers are in for January 2010 and there are more new listings than in 2009 and the average list price is up by 5.11%.  The same number closed in January 2010 as in January 2009.  I am anticipating February 2010 showing an increase in closed sales.  The average square footage is down by 8.15% but this is only comparing one property!  The average price/square footage is up 5.74%, but, again this is only one property we are comparing. The sky is not falling in Canyon Creek! This is a community that is holding its own even through the turbulence of the economy.
Why are the prices not falling drastically in this community? This master planned community is located in the RRISD and students enjoy excellent schools.  Canyon Creek Elementary is located in the heart of the community and enjoys an exemplary status.
