Today I spent the morning with my clients completing a walk through, with their builder on their new construction home. Today was punch list time, tagging for paint touchups, etc.  It’s been a long time coming. We went under contract, March of 2021. 
I listed their home in Canyon Creek that spring. The market was “red hot” and we had multiple offers and received way more for their home than anticipated! Today was a good day to make a trip out to my client’s house that is under construction out in Liberty Hill, TX.
       
I sold their house in Canyon Creek and they are still waiting patiently for completion on their new single story. We went under contract a year and half ago and due to supply change issues, labor shortages etc. their house is still under construction. The estimated close date is the end of September but I have my doubts they will make it.

It was so rewarding to once again assist my previous client in helping a family member, secure an amazing new construction home.
We sat down with the builder and hammered out a contract August, 2020 and just closed May 12, 2022! Needless to say it was a process with COVID and supply chain issues. If there is one thing we learned during the pandemic; it’s important to practice patience and graciousness.
            Congratulations to my awesome clients! The wait was worth it!

My Geno and I have history with this wonderful family. When they first moved to Austin, relocating with IBM, Geno was their designated Realtor®. He sold them a home in Pflugerville and they loved working with him. They then moved to another part of Austin, as their family grew in Vista Oaks, and then again they moved to Twin Creeks.

In our crazy real estate market in Austin Texas it’s not just the resale market that has almost non-existent inventory it’s evident in our builder communities too.
Many builders as they open a new phase have a waiting list which you need to be on to even have a chance for a home. Some are opening up bidding to those on the waiting list or it might be a lottery system. Either way it’s very frustrating when representing a buyer and the builders want a buyer represented.

I'm so excited for my clients from NYC who just closed on their Taylor Morrision new construction home in the upscale Montebello Community! We went under contract to build their home January 2019 after the wife came to Austin to look at resale and new home construction in fourth quarter od 2018.
