 Many agents complain they can't get buyer's contact information at open houses.  The stumbling blocks many say are that buyers are suspicious of agents and don't want them to have their contact information.
I find setting the stage when buyers walk into my listing for an open house makes all the difference!  I'm inviting them in to view my seller's property as a guest.  In return I have a sign-in sheet to allow my seller to know who has visited their home and to prove I wasn't eating their cookies all afternoon (always good to have a little levity).  While they … (27 comments)

In our open houses this weekend we kept track of where buyers heard about our open house such as: Our Blog, Realtor.com, Trulia, Austin Home Search,etc. or was it just the old-fashioned way: directional signs!
It was hands down through an internet connection!  One buyer was ecstatic with her new Realtor.com iPhone Real Estate App! She plugged in the open house calendar for the neighborhood and voila she had our open houses on her iPhone.  Technology is making it so much easier to find us!

There are varying points of views from Realtors on holding open houses.  We find our open houses to be extremely successful.  Our main goal is to achieve maximum exposure for our listings and secondly to enhance our presence in our dominant market area.
Through a strong internet position and personalized directional signage we blanket our market area starting early in the morning (7am) until after the open house ends (4pm).  Our audience of early risers, runners, walkers, residents driving out to church, to the store, to visit family and friends all recognize our signs and know we are working hard for … (28 comments)

The open house on my new single story listing in Canyon Creek was widely attended with great traffic and several buyers very interested in the property.  One young couple I'm sure will be back with their Realtor this week to have another look!  Their little boy was quite inquisitive and checked out the lock on the master bedroom door before they left.

I am in the process of writing some ads for open houses and for blurbs on new listings I have coming on the market.  I decided to go back and review comments on the best way to paint a picture of a home with words. 
Over and over I read when writing ads be sure not to comment on all features of the home, but use key words to illicit an emotion and a call to action from the buyers.
I have to admit this line of thinking has lead to better responses on advertising copy.  It's all in the wording.  … (10 comments)
