November 2018 is another Record breaking month in Austin Area real estate
The stats for the Austin Area are in for November 2018 and looks like the real estate market continues in an upward direction. The median price is up 2%, the number of home sales is up 1% with the total dollar of home sales up 6% to a whopping 839 million. The number of days on market is only up 3 days and inventory of homes is under 3 months therefore still a seller’s market.

 Financing a home purchase is not as scary as some make it out to be as long as the buyer and their agent do their due diligence!  The buyer must submit their documents to secure their loan and respond quickly to any lender requests for further documentation.  I know it seems like they want proof of your first born, but it is necessary if you want to obtain a mortgage at today’s  low interest rates!

Real Estate practices vary in each state. It can be confusing to the consumer. Some states include repair allowances in their contracts for items in need of repair. Many states include a statement the home is purchased “AS IS”.In Texas the contract reads the home is being purchased “AS IS” and there is no repair allowance stated. As a real estate agent I prefer a balanced market but unfortunately I have no control over that scenario. What I do have control over is systems and best practices that adapt to any market. There is a 71% increase in number of homes sold in 2012 compared to 2009!  Buyers are purchasing smaller homes in a shorter period of time and prices are stable.  Inventory is low and 16 new and resale homes currently are under contract.  Well staged and priced homes are moving off market in Canyon Creek.  The tide has turned in 2012!

NW Austin, TX:  Canyon Creek June 2011 Statistical Report Canyon Creek June 2011 home sales were up 37.5% over June in 2010! The days on market were down 16.35%. The average sold price was down 8.61% BUT the average sold price/Sq. Ft. was only down 1.02%!  Since the actual square foot size of homes sold was down 8.39% it stands to reason the average sold price fell. The good news is more homes in our community are selling in less time for about the same price/square foot as last year. Stability continues!!
