real estate marketing: Did you see? Do you know where it is? - 05/04/11 11:52 PM
In a recent closing my client said she was going to use the words "Did you see? and "Do you know where it is?" engraved on her husband's tombstone! We all had a good laugh. Let's face it as we all age these are common questions we hear on a regular basis. Forgetting where we laid our glasses, pills, books...you name it..these occurrances happen on a regular basis!  Working with buyers I'm often asked the same type of questions....did you see that house on 2408 XYZ Street?  Do you know where it is located?  Do you know why they are selling?  … (16 comments)

real estate marketing: "Social Media Makes All The Difference" - 04/14/11 05:51 AM
"Social Media Makes All The Difference"Yesterday, the Austin American-Statesman featured an article on how to get your home sold with lots of homes on the market.  Last week I spoke with Beth Bond with the Austin American-Statesman and she met us to take photos.  Great press coverage!
Giving credit where credit is due.."Social Media does make the difference" in our marketing plan.  The increase in market share of the community we market is directly proportional to the Social Media we now integrate in our business plan.

I provide marketing products and services that ignite action.  From finding new … (10 comments)

real estate marketing: Just Sold in NW Austin Canyon Creek - 03/16/11 01:17 AM
Just Sold in NW Austin Canyon CreekFuture Canyon Creek home sellers: 11132 Rio Vista Drive closed courtesy of Dorie Dillard, Coldwell Banker United Realtors in Austin, TX
Last November I found my sellers a perfect, larger home right here in the community.  They were closed and moved in with plenty of time to enjoy the Holidays with family and friends in their new home!
In January we tackled what needed to be done to sell their smaller home in the neighborhood.  They took my advice: had wallpaper removed, walls textured and repainted, tiled the master bath, installed carpet and updated light … (25 comments)

real estate marketing: Time is your most precious commodity - 03/13/11 10:09 PM
Time is your most precious commodity

Whether you are referring to business or your personal life "time" is your most precious commodity.  Return your calls and emails promptly and deliver clients what they are looking for sooner than expected.  If they ask you to send them a handyman's name and number take care of it immediately. If they need a referral for a good window washer make sure they have that information as quickly as possible.
It's no different in your personal life.  If your child asks you a question a thoughtful answer means more when answered immediately.  A response at … (25 comments)

real estate marketing: Monday Morning Motivator~The Mind is a Powerful Ally - 03/08/11 11:05 PM
Okay so it's Wednesday but better late than never!
Ronald Reagan made many profound statements through his life that were actually illustrated in how he lived, worked and played.  This quote is one of my favorites:
"There are no constraints on the human mind, no walls around the human spirit, no barriers to our progress except those we ourselves erect."            ....Ronald Reagan
In setting your goals for 2011 keep this quote in mind and don't get bogged down in any setbacks or road blocks to our progress because the naysayers spewing doom and gloom like to hear themselves talk!

real estate marketing: Do you have your name & company plastered all over your car? - 01/31/11 10:58 PM
Many times when scheduling an appointment to see a future seller's home they ask me if I have my name and company plastered all over my car.  They don't want their neighbors to know I'm coming to talk with them.  I always answer NO! I DO NOT make my name & company visible on my car.
Sometimes I'm meeting with  clients that want my advice on what projects they should be working on to prepare their home for sale in a year or two.  They want to know where to be investing their dollars and get some enjoyment out of the … (277 comments)

real estate marketing: Did the agent show my house? There is no business card left! - 01/30/11 11:16 PM
I can't tell you how many times I receive an email or a call from  my sellers with this question " Did the agent who called show my house? They did not leave a business card!" I purchased plaques that say "Agents, please leave your card" for each of our listings to remind agents to please leave a card as a courtesy to my sellers.
An agent calls to say they are going to show my sellers home.  I instruct my sellers to  always leave to give them privacy with their clients.  Many times upon their return they are unsure if the agent has been there … (40 comments)

real estate marketing: Practicing Real Estate is akin to being a proficient juggler - 01/17/11 08:46 AM
Seth Godin is an interesting read and the other day he was talking about jugglers and how the magic of watching a juggler is the anticipation of seeing something drop!
Practicing Real Estate is akin to being a proficient juggler.  There are so many nuances in marketing, showing buyers property, preparing to list property, evaluating inspections, dealing with sellers and buyers  remorse, family conflicts and the list goes on.  So many facets of the business need to be juggled at the same time.  There is always the risk of dropping something..hey we are human but the goal is to keep them … (10 comments)

real estate marketing: Internet Connection ~ Best Way To Find Open Houses - 10/13/10 03:16 PM
In our open houses this weekend we kept track of where buyers heard about our open house such as: Our Blog, Realtor.com, Trulia, Austin Home Search, etc. or was it just the old-fashioned way: directional signs!
It was hands down through an internet connection!  One buyer was ecstatic with her new Realtor.com iPhone Real Estate App! She plugged in the open house calendar for the neighborhood and voila she had our open houses on her iPhone.  Technology is making it so much easier to find us!

Check out how to download the App now: www.realtor.com/iphone.

real estate marketing: It's Not All About You!! - 09/27/10 03:55 PM
It's not all about you...
When showcasing your listings, is the advertising all about you? Sellers want their property presented in its very best light. They want flattering sharp clear pictures (as they should) and copy that spells out what their home has to offer.
I ask my sellers to give me a list of "The Top Ten Features of Their Home."  Not only does it help me in creating advertising pieces it often pinpoints what makes their home unique.
They really don't want the majority of their advertising to be all about you or your other listings! Buyers want to … (26 comments)

real estate marketing: Marketing Should Equal Name Recognition - 09/17/10 01:56 PM
There is room for all types of personalities in the real estate profession!  Some agents are fun loving and appeal to a certain sector of buyers.
Others are more serious by nature and appeal to another sector.  Some agents are chameleons and can appeal to most all sectors.  We want to make sure the way in which we market ourselves results in name recognition.  Are you thinking outside the box and creating marketing that sets you apart from your colleagues?
Our own Craig Rutman in ActiveRain, in my book, is one funny man and a marketing genius!  If you follow his … (82 comments)

real estate marketing: Are You Enticing Agents To Show Your Listings? - 09/09/10 10:13 AM
On my post concerning agents using MLS attachments, Joni Staples made a comment about her goal to make it so easy for agents to work with her, that agents looked forward to selling her properties!  This is a gal after my own heart.  We think alike!
You know the feeling when you are showing property and your buyers like a home listed by the agent you can never reach, never has seller's disclosures completed by the seller, no survey, generally knows nothing about the property and can never find time to present an offer!  Ahgggg...you know what the transaction will be … (20 comments)

real estate marketing: Are You Utilizing Your Attachment Capability in MLS? - 09/07/10 05:16 AM
We are so fortunate in Austin to have the capability of utilizing an Attachment Feature in our MLS system.  I love it!!  You can upload the seller's disclosure, survey, floor plan, septic addendum, any relocation addendum, brochures, virtual tours...the list is endless!
What I don't understand is why agents aren't utilizing this feature!  I've been showing a great deal of property lately and am amazed at the number of agents who do not provide information we could easily print off for our buyers when showing their listings.  Are agents just lazy or do they not know how to upload vital information … (23 comments)

real estate marketing: Good Cheap and Quick - 08/24/10 05:57 AM
Good, Cheap and Quick
We are very fortunate to have 2 members of our family we love to travel with each year.  My husband Gene's brother and wife live in Houston and he owns his own electrical engineering company.
In  his business dealings he told us about a saying that has stuck with him forever.  He was submitting a proposal for a company and in the man's office there hung a sign "Good Cheap and Quick."  He was a little puzzled.  The company had added quite a few specifications on the job and wanted the job completed quickly therefore the proposal … (12 comments)

real estate marketing: Your Clients Need To Know You Care - Before They Care What You Know - 07/30/10 12:07 AM
I was reading a great blog by Richard Wiseman on Knowing Your Competition.  It is crucial to understand what your competition is offering so you can create several higher levels of offerings that will make you stand out as a marketing guru.  Of course you need to provide a good track record to cement the ideas you implement.Just this morning we emailed 3 of our sellers to let them know their homes were showcased in a local paper.  Since we list many homes in the community our homes are often selected.  We just came to terms on one of the homes … (68 comments)

real estate marketing: Are You Incubating Your Leads? - 07/29/10 07:25 AM
Many agents want leads from clients that are ready to buy or sell right now.  Are you remembering to incubate the cool leads that will be ready in 6 months, a year or two?  I get many calls from residents in our community to schedule a time to view the house and give them some ideas for projects that will give them the most value when they are ready to sell down the road.  I don't mind doing this at all!
It's important to ask advice from a professional so you spend time, effort and money on the right updates.  There … (6 comments)

real estate marketing: Is Your Mission Statement A Reflection Of You? - 07/28/10 11:42 PM
Do you have a Mission Statement?  Not your company's Mission Statement; your very own that you use to convey who you are and how you view your role in conducting business.
Years ago in a Floyd Wickman's course he extolled the virtues of creating your own Mission Statement that would reflect your core values.  We immediately created ours and still use it today in our marketing materials, comparable market analysis and other reports.  Do you have a Mission Statement that reflects who you are?
Here is ours:

real estate marketing: Busy Fingers - Happy Hearts - Idle Hands Are The Devil's Workshop - 07/16/10 06:39 AM

Busy Fingers - Happy Hearts - Idle Hands Are The Devil's Workshop
Gene told me this saying he heard often and believed it to be true! If ever he found himself idle (which wasn't often) he was reminded he needed to be doing something constructive.
It's not a bad premise especially in working in the real estate industry.  If we get to the office and end up wasting time kibitzing at the water cooler than that marketing piece isn't created, those calls do not get made and follow up on an upcoming closing is not completed.
Our business will suffer!  It … (11 comments)

real estate marketing: Love Those Letters of Recommendation - 06/13/10 11:39 PM
I am fortunate to have the opportunity to work with wonderful clients.  Many of my sellers relocate to other parts of the country so I greatly appreciate the time my sellers take to write a letter of recommendation so I may pass it on to future clients. Recently I managed the sale of Billie and Tom Flippen's home so they could relocate and retire in Colorado.  Here is a letter of recommendation I received from them:

real estate marketing: Active Rain Realtor Nationwide Survey About Texas - 05/23/10 11:41 AM
The current real estate market in Austin Texas is strong! Homes listed at market value and staged well have an excellent opportunity of selling with prices holding. Properties over priced are languishing on market. Buyers are making offers and coming to terms with realistic expectations. Plunging interest rates are a plus in allowing buyers to get more house for their money. Tax credits are over but many sellers are offering to pay buyers closing costs as an added incentivewhich helps maintain steady market activity.
Austin is leading the country in enjoying a great quality of life and experiencing good job growth. Our sold properties in … (12 comments)
