In a recent closing my client said she was going to use the words "Did you see? and "Do you know where it is?" engraved on her husband's tombstone! We all had a good laugh. Let's face it as we all age these are common questions we hear on a regular basis. Whether you are referring to business or your personal life "time" is your most precious commodity.  Return your calls and emails promptly and deliver clients what they are looking for sooner than expected.  If they ask you to send them a handyman's name and number take care of it immediately. If they need a referral for a good window washer make sure they have that information as quickly as possible.

Many times when scheduling an appointment to see a future seller's home they ask me if I have my name and company plastered all over my car.  They don't want their neighbors to know I'm coming to talk with them.  I always answer NO! I DO NOT make my name & company visible on my car.

I can't tell you how many times I receive an email or a call from  my sellers with this question " Did the agent who called show my house? They did not leave a business card!" I purchased plaques that say "Agents, please leave your card" for each of our listings to remind agents to please leave a card as a courtesy to my sellers.

In our open houses this weekend we kept track of where buyers heard about our open house such as: Our Blog,, Trulia, Austin Home Search,etc. or was it just the old-fashioned way: directional signs!
It was hands down through an internet connection!  One buyer was ecstatic with her new iPhone Real Estate App! She plugged in the open house calendar for the neighborhood and voila she had our open houses on her iPhone.  Technology is making it so much easier to find us!

It's not all about you...
When showcasing your listings, is the advertising all about you? Sellers want their property presented in its very best light. They want flattering sharp clear pictures (as they should) and copy that spells out what their home has to offer. 
I ask my sellers to give me a list of "The Top Ten Features of Their Home."  Not only does it help me in creating advertising pieces it often pinpoints what makes their home unique.

We are so fortunate in Austin to have the capability of utilizing an Attachment Feature in our MLS system.  I love it!!  You can upload the seller's disclosure, survey, floor plan, septic addendum, any relocation addendum, brochures, virtual tours...the list is endless!
What I don't understand is why agents aren't utilizing this feature!  I've been showing a great deal of property lately and am amazed at the number of agents who do not provide information we could easily print off for our buyers when showing their listings.  Are agents just lazy or do they not know how to upload vital information … (23 comments)

We are very fortunate to have 2 members of our family we love to travel with each year.  My husband Gene's brother and wife live in Houston and he owns his own electrical engineering company.

Do you have a Mission Statement?  Not your company's Mission Statement; your very own that you use to convey who you are and how you view your role in conducting business.
Years ago in a Floyd Wickman's course he extolled the virtues of creating your own Mission Statement that would reflect your core values.  We immediately created ours and still use it today in our marketing materials, comparable market analysis and other reports.  Do you have a Mission Statement that reflects who you are?

Gene told me this saying he heard often and believed it to be true! If ever he found himself idle (which wasn't often) he was reminded he needed to be doing something constructive.
It's not a bad premise especially in working in the real estate industry.  If we get to the office and end up wasting time kibitzing at the water cooler than that marketing piece isn't created, those calls do not get made and follow up on an upcoming closing is not completed.
