I heard this term the other day and loved it: "Buyers want to be convenienced" but because it has been a buyers market for so many years, buyers have slipped into a stupor that is hard to crack. NW Austin, TX:  Canyon Creek June 2011 Statistical Report Canyon Creek June 2011 home sales were up 37.5% over June in 2010! The days on market were down 16.35%. The average sold price was down 8.61% BUT the average sold price/Sq. Ft. was only down 1.02%!  Since the actual square foot size of homes sold was down 8.39% it stands to reason the average sold price fell. The good news is more homes in our community are selling in less time for about the same price/square foot as last year. Stability continues!!

Every year we make sure we have a spreadsheet compiled of all sold properties in our Canyon Creek community for the previous year and the first half of the current year.  We do this to help our neighbors fight their estimated property tax appraisal which is sent out in April of each year.  We can petition to protest as long as it's lodged by May 31st of the current year.  We had the nicest call from a resident who utilized our spreadsheet to fight his property tax value and he was able to lower his property value at his hearing last week!  … (8 comments)

I remember listening to one of the many colloquialisms my dad used to spout.  One of his favorites was "Just because a chicken has wings, doesn't mean it can fly". In Texas we receive our estimated property tax assesments in April and May and have until May 31st, to protest for our property values for our 2011 property taxes.  The final evaluation comes out the end of October and our taxes are due and payable by December 31st if you want to take a property tax deduction on your 2011 income taxes.  Otherwise you have until January 31st of the next year before property taxes are delinquent.  Every year we compile a spreadsheet with all the sold properties in the year before and the start of the year in our community to help … (12 comments)

We all have been exposed to the proverbial "know it all", who won't take time to listen to anyones point of view. There are times I'm fully convinced they are just talking to hear themselves talk! They may know their subject matter well but let's face it, we can always learn something from others!
It's important to make sure we are not compartmentalized into this category of a "know it all" if we want to garner the respect from our peers and clients.
