Thru the years I have maintained a goal to make a difference one transaction at a time for my clients.  Another goal has been to make a difference with the agents I work with one encounter at a time.I've had many offers brought to me and many offers supposedly being brought to me over the years.  I've been in these agents shoes...you try and educate your buyers and show them the comparable sales but sometimes they still want to come in with a certain low ball offer or they change their mind when they go back to see the house to … (29 comments)

Foreclosures: Look..Listen and LearnI listen to agents, sellers and buyers complain about how slow the banks are in dealing with short sales and don't seem to care if the homes are headed into foreclosure.
I try and digest all the posts Lenn Harley here in ActiveRain creates on the subject.  However, I have to admit I've still not gotten why banks are not getting these mortgages modified quickly and are allowing them to slip into foreclosure.  A friend sent me this video and what a visual....a real eye opener. It's an interesting market in Austin.  I read many articles about our local market and one newsletter I like to make time for is written by Joe Thweatt with Land Mortgage. Contact Joe at 512-583-1008 or jthweatt@landmtg.com.
Joe talks about the possibility of a housing shortage in Austin.  Is he kidding?  His newsletter peaked my interest.  Joe talks about the money stream for Austin homebuilders slowing to a trickle.  The construction of new homes has been curtailed rather dramatically.  Many home builders have lost spec homes to foreclosures or are "short-selling" them for less than it costs to build them.
