sold: I'm blessed with wonderful repeat clients! - 12/03/19 10:06 AM
Congratulations to my repeat client! I love reconnecting with clients I meet even as far back as 1992 when I sold Nelly and her husband this property in the Milwood community at 12406 Blossomwood Drive, Austin TX 78727.
I've stayed in touch over the years and even consoled Nelly when her husband died 3 years ago. They loved their home with it's magnificent trees, vaulted ceiling and tranquil park-like back yard. It's time for Nelly to give up the responsibility of homeownership.
It's a happy day to turn over the keys to a young family ready to begin making their memories. Love working with professional agents, … (19 comments)

sold: Too Late! Another home SOLD in Canyon Creek ~ 11417 Dona Villa Dr - 10/16/19 10:09 AM
My sellers are off to Utah with proceeds in hand to make a home purchase! The right buyer came along and fell in love with the peace and tranquility of their backyard sanctuary.
They knew buyers wanting elbow room would be attracted to this almost third of an acre on a quiet interior street backing to the greenbelt.

A cash buyer moving to Austin didn't hesitate to make this home their own!
If you are a Canyon Creek homeowner I would love to talk to you before you are ready to list your home. Are you curious about your home value or how to prioritize updates/repairs before selling? I … (15 comments)

sold: TOO LATE! Another home sold in Canyon Creek ~ 9904 Lavera Drive - 09/26/19 10:12 AM
Love the happy smiles of my sellers! We closed on their home today they purchased 10 years ago when they were first married. This past June we closed on their new home and they were able to paint and install new flooring before moving in. Cody Mitchell pictured at the right is my go to closer at Independence Title and always does a great job!
This single story gem was staged by my favorite stager Brian Morris with Brian David Design and caught the eye of many interested buyers. It wasn't long before a young couple  starting out made an offer to make this home their own.

sold: TOO LATE! 807 Crocus Drive in Buttercup Creek SOLD - 07/25/19 04:17 AM
My past clients called me when their parents made the decision to sell their home to move closer to them. This little slice of heaven, single story on a beautiful tree filled lot has been the  perfect sanctuary for them in the heart of Buttercup Creek. They were original owners and tears were shed because they knew they'd miss their simple, cheerful, inviting home with it's amazing location.

Many family get to-gethers were enjoyed in this spacious living area often moving the overflow to the sun-room they enclosed. The new buyers recognized the joyful spirit of the home and fought in a multiple offer scenario to … (9 comments)

sold: Another home closed in Canyon Creek ~ 10401 Canyon Vista Way - 06/30/19 04:35 PM
Look at the smiles on my buyers faces....  Congratulations to Murtaza and Kulsum!!
We've looked for homes in Canyon Creek for almost a year. We found some properties that were close but not exactly what they were looking for and even made offers on them and didn't win the bid on those properties. I've always said sometimes there's a reason when you don't win.... there is something out there better!
They really wanted a master down and secondary bedroom and bath for their parents when they come to visit and really didn't want to settle.
At long last the right floor plan showed … (7 comments)

sold: Too Late! Another home SOLD in Canyon Creek 11504 Tibee Drive - 06/27/19 12:15 PM
It was not a wonder buyers liked this impressive 2 story brick home with stone accent on a beautiful tree filled lot! As original owners my sellers were meticulous in caring for their home.

What a kitchen to work in, host and share family meals. Views out the windows all along the back of the house overlook the park-like backyard. This one didn't last but 2 days on market...."here today and gone tomorrow".....

The well-proportioned rooms combined with a flexible and open floorplan to create a live-able family home.
Are you considering selling in the near future? Are you curious about your home's value or how to prioritize updates/repairs before selling? Let's Talk … (14 comments)

sold: SOLD in CANYON CREEK ~ 9709 Cinnabar Trail Austin TX 78726 - 05/16/19 08:35 AM
What a pleasure closing on this extraordinary home! I was not surprised this home attracted a bevy of buyers in 1 day and produced multiple offers. My sellers are thrilled they can now begin their new home search in Dallas. They closed with cash buyer and an attractive lease back to give them the time needed.

Kitchens are where you gather, entertain with friends and family, make important decisions and prepare daily meals. This impressive Canyon Creek home offered the ideal kitchen along with panoramic views off their 2 tiered deck. All this and more plus located in the highly sought-after Round Rock … (13 comments)

sold: Your contract is receipted ~ What happens next in Texas? - 04/11/11 12:19 AM
In Texas when you make a real estate purchase the transaction is usually closed at a Title Company.  Once you have a contract signed by both seller and buyer the earnest money is receipted by the title company and the option money receipted by the seller's real estate agent or the seller. It's a simple process because the title company holds all funds collected and distributes all funds due.  There is a method to this madness and Alamo Title has a wonderful form they distribute to all parties when they email out the receipted contract.  This form is a great overview that … (8 comments)

sold: What a difference a price makes! - 02/16/11 05:27 AM
I was reading a blog by Connie on Always a Bridesmaid, Never a Bride and I thought oh how true! I've had an excellent listing but we are in stiff competition with the builder who is still building.  Finally my seller agreed to aggressively lower his price after always being in the top three and never getting the nod.  Yesterday we received two offers, negotiated and came to terms with one.  A third agent called saying her buyers wanted to write an offer and was it still available?  The ink was hardly dry but I had the opportunity to say "I'm … (20 comments)

Are You Practicing SST With Your Community?
I was holding an open house a few weeks ago and one of my past clients came in to see me.  He is one of the most caring and dedicated pastors I've had the pleasure to represent.  I listed their home and sold them a house in our community.  We are very fortunate to have him and his wife now reside in our neighborhood!
He made two observations while we were talking that I felt were heartwarming.  He told me they enjoyed seeing our personalized direction signs every Sunday leading visitors to our homes. … (6 comments)
