Old man winter made its presence known here in Austin this past week. Burrrrr..it's been cold!! This weekend we expect sunshine and warmer temperatures..Yahoo! I believe in this statement “Do what you do best and hire the rest!” I’ve heard this since I got into real estate from my early classes with Floyd Wickman. I am a firm believer!
I unfortunately get to witness many consumers who want to be the jack of all trades, especially when it comes to home improvements. Trust me very few have a knack for laying hardwood floors when they have never done it before.

Recently while in Hong Kong we decided to visit some shopping areas to get a feel for fashion that might be coming our way! There is no question the men’s fashion is similar in color to those proud peacocks we see strutting their stuff!
Vibrant color for males is obviously "in" out there..I dare you!!
P.S. If you are thinking of buying real estate in NW Austin and would like something unusual don’t be afraid to speak up….I don’t wear shoes like this because I’m practical and have a solid based business but I do make our transactions fun! I’m the source … (24 comments)

It's been a productive week-end! We've been busy getting a new listing on the market (will be up later today), I showed property to several buyers, our statistic reports are printed and now being delivered to the community and Geno and I enjoyed a date to Les Miserables in the new dine- in Galaxy Theater on Hwy 620 close to Canyon Creek (excellent movie).

At our weekly sales meeting, CT Hancock our NW Austin Coldwell Banker Mortgage Loan officer, brought up three important “problem prior to close conditions” we can ward off before they become insurmountable!
1. Do not write in the contract repair items: Put them on an Amendment after inspections are done. This opens the door for underwriters to examine repairs and they may have them added to the appraisal, which would need to be re-certified after repairs are completed.
2. Do not turn in the seller’s disclosure with the contract to the lender: This again opens up unneeded underwriting scrutiny.

Lately I’ve read several posts about agents caught in holding patterns trying to get out of bottomless pits they seem to be caught in! They are aligned with Brokers who won’t embrace social media or the virtues of going paperless. It’s a frustrating place to be in our industry because if you aren’t moving forward by implementing more efficient ways of doing business, your firm will not be in business in the next 3 years.

Our grandson, Hudson, is almost 4 months old! He is such a sweetie and I love his new little hat....looks like he is out on the town and doing the thing he does best...nap! We have nicknamed him HH for Handsome Hudson.

A trip to Hong Kong for New Years to ring in 2013 was a superlative idea on my Genos part! My business plan each year incorporates time away as we love to travel…. This New Year’s getaway was amazing!!
In the 60’s and 70’s and early 80's Geno traveled to Hong Kong and China on a regular basis overseeing his company which manufactured women’s clothing. Hong Kong was small with an insignificant airport and harbor with many residents living on boats in Aberdeen.
