There hasn’t been much movement either up or down in the number of homes for sale in the Dothan MLS over the past several weeks. Single family houses for sale peeked around 1,030 in early November, but have since settled back down to around the 1,000 mark. Considering that an increase in inventory during the fall is very common, it looks as though the top may have been reached. We will know after the first of the year, when another surge upward could occur.

Today we're going to look at some different areas of the overall market, specifically the different areas defined by the Dothan MLS.

So far we have looked at a few homes priced around $90,000 and some priced at around $135,000. We’re up to $185,000, and there are some nice ones.
We’ve got a nice home outside of Headland sitting on almost two acres. It’s only a couple of years old and is listed for $185,500.
Here’s another one in the country, this one is just outside of Cottonwood. 2200 square feet, all hardwood and tile floors, and offered for $184,762.

This article was originally posted on DothanHomeSearch.com I posted earlier this week that the median home price in the Dothan area has fallen almost 9% (stats from the Dothan MLS) since the peak in the third quarter of 2006. According to Yale University economist Robert Shiller, home prices could fall a lot further.
Median price rose in the Dothan area about 30% between 2000 and 2006, so having to give some back when the market turns like it has is only logical. Only time will if ours have indeed bottomed out, or if the slide resumes.

The dirt is moving on project that we told you about back in November. This will be the first development of its kind here in the Dothan area.
Here are the quick details.
The plan from Epcon is to build Stone Creek Landing, a 118 unit ranch style condominium development that will include 28 4-unit buildings and three 2-unit buildings, with each unit ranging in size from 1325 to 1926 square feet. The development will also include ponds, walking trails, a fitness center, plus many other amenities.

Continuing the theme from yesterday, here is the new and improved Dothan real estate market inventory report, covering the inventory numbers and absorption rate.
Inventory
You’ll notice a slight drop in December. Also notice the slight drop last January. This is a typical winter occurrence. Inventory is back up to 913 single-family residences this morning, and will likely continue to move upward in the coming weeks.

Absorption rate

You’ll notice a couple of things with this month’s update. First, some of the numbers from previous months are different from the numbers in previous market updates. Why? I have been using some numbers from the Alabama Real Estate Research Center, but I have started to question their accuracy. Some months they are higher than the MLS numbers, and some months lower. So in order to be consistent, we’ll stick with the raw data from the Dothan MLS. 2007 numbers have been adjusted accordingly.

There were 94 homes sold in Dothan in November, according to the Dothan Multiple Listing Service. Looking at the statistics, each spent an average of 128 days on the market. Out of those 94 homes however, 25 sold in less than 60 days. Why?
The median price for these quick sellers was around $133,000. No significant difference from the overall market median for the month of just over $134,000. 16 of the 25, or 64%, were inside the city limits of Dothan. So far this year, 62% of all sales have been inside the Dothan city limits. Again, no significant difference.

We have discussed other market numbers recently, including an analysis of days on market, absorption rate, and the overall numbers. All of them point to a slowing market. Today I want to throw a new number into the mix. We’ll call it the Pending Sales Ratio.
The number of pending sales gives a good indication of home sales activity over the next 30 – 60 days, which is typically the amount of time from the date of contract (pending status) until closing (sold status). What the graph shows is the percentage of homes on the market that are in pending status.

homes for sale: Dothan Real Estate Market Absorption rate analysis for 3rd quarter, 2007 - 10/16/07 08:26 AM
We have talked about absorption rate before. For those that missed it, absorption rate is the time it would take to clear the market of inventory if no more homes were listed for sale. This is measured in months, and is calculated by dividing the current inventory by the average number of homes sold per month, in this case, during the 3rd quarter.
 
Looking at the overall market, there is now almost a nine month supply of homes available. But the rate can vary, sometimes drastically, when you look at different areas and price ranges. Here is a table showing absorption … (1 comments)

At the end of August, there were 885 single family properties listed for sale in the Dothan Multiple Listing Service. Inventory continues to rise, and we are fast approaching what would be an all-time high. In the last three months, close to 600 new listings have been brought to the market, while there have been only about half that many (335) sold. Of the 885 listed properties, over 200 are new construction homes. It certainly looks like there is at least one home for sale on every street in Dothan.
