This article was originally posted on DothanHomeSearch.com The number of homes for sale in the Dothan area continues to rise, moving up almost 5% in the last 30 days and up over 8.5% since the first of the year. Across the nation however, inventory levels are dropping. Dothan has always lagged behind the national trends, so this isn’t totally unexpected. Although, such a sharp rise in a short amount of time is a little worrisome.
Absorption rate
Even though the number of homes for sale in Dothan has increased, pending sales are still relatively stable, which means the (0 comments)
As expected, the number of homes for sale in Dothan has moved back up this month. As of this past Monday, there were 1012 houses listed for sale in the Dothan MLS, up from 979 in January. Inventory levels are seasonal just like sales are, so we expect this number to move up even more, although how much is hard to predict.
Absorption rate We have already talked about how pending sales are up significantly right now, but that rise has yet to translate into any increase in the number of homes sold (0 comments)

As of July 1, there were 954 single family homes on the market. However, if you read yesterday’s real estate market update, you know that we are back up over 970 this week. Inventory We seem to be stuck, at least for the time being, at between 950 and 975 homes on the market, which again means we are in a strong buyers market. It is hard to imagine much fluctuation in these numbers (0 comments)

Today we're going to look at some different areas of the overall market, specifically the different areas defined by the Dothan MLS. First, a brief explanation of the MLS areas is in order. The layout of Dothan lends itself to being easily divided out into geographical areas. The major north-south highway is US 231/431, while traveling on US 84 (Main Street) gets you from east to west. Fortunately, there are a good number of people buying and selling houses right now in Dothan, so we are swamped. So, apologies for being late and here is this month’s inventory report. Inventory Inventory was up just over 5% in April to 968 single family units on the market. On its face, that looks like a significant change. Inventory typically rises in the spring, so we’ll have to wait a month or two to see if inventory is going to start another (0 comments)

February brought a nice upturn after a couple of months of slow activity. As we discussed last week, sales were strong and pending sales are good. How about inventory? I’m glad you asked. Inventory Inventory was down in February, with 928 single family units on the market for sale. Looking at the graph, inventory has remained fairly steady since fall. We could stand to shed 100 or so listings, but as long as the number doesn’t start going back up again, the market will be ok.

January is usually our slowest month. Looking at the sales numbers from last week bares that out. When sales slow, inventory typically rises. Inventory As predicted, inventory is back up this month, almost to the peak reached last October. Look for some fluctuation in the number of homes on the market, but we expect the level to remain around where it is now for the immediate future.
Absorption rate The absorption rate for February is up to 11.76 months. In other words, if no more homes where added to the market, it would take nearly a year to sell everything currently (0 comments)
