Activity ramped up in February and March of 2008, so we will see if that happens again this year. Interestingly, there have been only a couple of permits issued where the valuation was over $300,000 in the past few months. Charles pointed out in last week’s Dothan real estate inventory report that this price range is basically dead in our area right now, new home market included. (0 comments)

There was a fairly significant 20% drop in year over year home sales in the Dothan area for January. Last year, there were 63 homes sold in January, compared 50 this year. This number also represents the least number of homes sold in a month since way back in 2000. Looking at the pending sales chart for the last three months gives us some reason for optimism however. Pending sales have trended higher the past few weeks, which should mean that February and March sales numbers will be higher.

As of July 1, there were 954 single family homes on the market. However, if you read yesterday’s real estate market update, you know that we are back up over 970 this week. Inventory We seem to be stuck, at least for the time being, at between 950 and 975 homes on the market, which again means we are in a strong buyers market. It is hard to imagine much fluctuation in these numbers (0 comments)

Fortunately, there are a good number of people buying and selling houses right now in Dothan, so we are swamped. So, apologies for being late and here is this month’s inventory report. Inventory Inventory was up just over 5% in April to 968 single family units on the market. On its face, that looks like a significant change. Inventory typically rises in the spring, so we’ll have to wait a month or two to see if inventory is going to start another (0 comments)

Continuing the theme from yesterday, here is the new and improved Dothan real estate market inventory report, covering the inventory numbers and absorption rate. Inventory You’ll notice a slight drop in December. Also notice the slight drop last January. This is a typical winter occurrence. Inventory is back up to 913 single-family residences this morning, and will likely continue to move upward in the coming weeks.

This is the time of year for resolutions and predictions. The resolutions will come tomorrow, so today we will discuss what 2008 holds for the real estate market in and around the Dothan, Alabama area. The market numbers for the Dothan real estate market in November are pretty good, all things considered. While there was a year-to-year decrease in the number of homes sold, median price, and list-to-sell price ratio, the overall stats were better than the previous month. (Chart of figures below) (All statistics are taken from the Dothan Multiple Listing Service and are deemed reliable but not guaranteed) Here are the highlights and trends from this month’s report: The number of pending sales was up and the number of new listings was down this month compared to November, 2006.
