There hasn’t been much movement either up or down in the number of homes for sale in the Dothan MLS over the past several weeks. Single family houses for sale peeked around 1,030 in early November, but have since settled back down to around the 1,000 mark. Considering that an increase in inventory during the fall is very common, it looks as though the top may have been reached. We will know after the first of the year, when another surge upward could occur.

The 87 homes listed in pending status in the Dothan MLS is the highest monthly total since March, and the second highest since April of 2007, over a year ago. New home starts continue to be low and the number of new construction homes on the market is at an all-time high. So far this year, home sales are down just over 18% compared to the same period in 2007, but under 5% compared to 2006. Here are the sales and pending sales numbers through April. According to Yale University economist Robert Shiller, home prices could fall a lot further. Median price rose in the Dothan area about 30% between 2000 and 2006, so having to give some back when the market turns like it has is only logical. That is compared to nationally, where foreclosures are up 57% from last year. Alabama ranks 43rd among the states for foreclosure rates. New pending sales were up almost 25% over March, 2007 and last month. There were over 100 homes sold in February and March which is the first time that has happened in two consecutive months since last summer.
