real estate: Dothan Real Estate - December 2008 Inventory Report - 12/22/08 07:14 AM
There hasn’t been much movement either up or down in the number of homes for sale in the Dothan MLS over the past several weeks. Single family houses for sale peeked around 1,030 in early November, but have since settled back down to around the 1,000 mark. Considering that an increase in inventory during the fall is very common, it looks as though the top may have been reached. We will know after the first of the year, when another surge upward could occur.

real estate: Three ways to avoid a hassle-free closing - 07/28/08 09:30 AM
This article was originally posted on DothanHomeSearch.com Even in the smoothest transactions, closing is stressful for home buyers. You are signing dozens of documents, most of which you are trusting the closing attorney and not asking what you are signing. Add to that the fact that you are likely making the biggest, single financial transaction of your life. For the folks out there that feed off of stress, the Type A personalities among us, here are three ways (plus a bonus!) to help increase the level of stress at your closing. Poor choice of mortgage provider By all means, go online to … (0 comments)

real estate: Dothan Real Estate Report - July Sales Update - 07/18/08 02:27 PM
This article was originally posted on DothanHomeSearch.com While the number of homes sold and closed in June was down compared to May and also to June of 2007 (114 to 122 and 133 respectively), the number of homes in pending status was up significantly when compared to the same time frames. The 87 homes listed in pending status in the Dothan MLS is the highest monthly total since March, and the second highest since April of 2007, over a year ago. Since pending sales are considered the prime indicator of future market activity, the Dothan real estate market looks to be … (0 comments)

real estate: Alabama Home Buyers, the law is NOT on your side - 05/23/08 09:10 AM
This article was originally posted on DothanHomeSearch.com Alabama is one of the few remaining Caveat Emptor (“Buyer Beware”) states, and recent court decisions have put more emphasis on this fact. If you are buying real estate in Alabama, state courts have said that what you sign for at the closing table is what you get.
In one case in Baldwin County (more information here, page 2), the Alabama Court of Civil Appeals ruled that a listing agent was not liable for damages, even though they knowingly misstated the zoning of a lot. Check out the link above for details of the … (0 comments)

This article was originally posted on DothanHomeSearch.com The number of residential new construction permits issued in April was up significantly from previous months. The total of 37 permits issued is the most in one month since March of last year. Here is the trend over the last twelve months.

Inventory of new construction homes on the market continues to edge down slightly, with 224 listed in the Dothan MLS as of this morning. Is this a sign of a rebound, or are builders building because they have to build to stay in business? We will see.

real estate: Dothan Real Estate Market Update - May Sales Report - 05/13/08 09:17 AM
This article was originally posted on DothanHomeSearch.com Inventory and absorption rates will be updated next week. Remember that we are comparing year-to-year numbers to take into account the seasonality of home sales. So far this year, home sales are down just over 18% compared to the same period in 2007, but under 5% compared to 2006.
Here are the sales and pending sales numbers through April.
Pending sales in April fell about 10%. Considering that last month’s pending numbers were up significantly, we can conclude that March and April put together show about the same number of pending sales as those … (0 comments)

real estate: Preliminary Design Concept for Country Crossing - 05/01/08 09:22 AM
This article was originally posted on DothanHomeSearch.com I had this sent to me by someone that works with the City of Dothan, but I feel certain it is available on the Internet somewhere. This is the preliminary concept rendering for the Country Crossing development. Click on the graphic for a full view.

The target date for opening when the project was announced was July, 2009. To my knowledge, the sale of the land has not closed yet. That date might be a little too ambitious, all things considered.
On another note somewhat related to this project, The Chipley Bugle is … (0 comments)

So what are the best sites for home listings? What sites are buyers using the most? Here is an overview.

real estate: How far will home prices fall? - 04/25/08 03:13 AM
This article was originally posted on DothanHomeSearch.com I posted earlier this week that the median home price in the Dothan area has fallen almost 9% (stats from the Dothan MLS) since the peak in the third quarter of 2006. According to Yale University economist Robert Shiller, home prices could fall a lot further.
Median price rose in the Dothan area about 30% between 2000 and 2006, so having to give some back when the market turns like it has is only logical. Only time will if ours have indeed bottomed out, or if the slide resumes.
My opinion is that Shiller's … (0 comments)

real estate: Dothan Real Estate Trends - 1st Quarter 2008 - 04/22/08 03:43 AM
This article was originally posted on DothanHomeSearch.com At the end of each quarter, we look at some Dothan real estate market statistics that don’t fit well into one of our monthly reports. That is not to diminish their importance however.
Median Price Median price can vary significantly from month-to-month, so we compare quarters to help smooth out the bumps. Median price is used instead of average price because it reflects the midpoint, or the price where half the homes sold at a higher price and the other half sold at a lower price.
The median price from the Dothan MLS for … (0 comments)

real estate: What can you buy for $90,000 - 04/22/08 03:37 AM

The first price we are looking at is $90,000. Here is a link to homes for sale in the Dothan MLS priced at around $90,000. Right now there are less than 20 homes.

real estate: Foreclosures down in Alabama - 04/17/08 04:24 AM
This article was originally posted on DothanHomeSearch.com From the Birmingham Business Journal
According to RealtyTrac, the number of foreclosures dropped 8% in March compared to February, and are down over 19% compared to March of 2007. That is compared to nationally, where foreclosures are up 57% from last year. Alabama ranks 43rd among the states for foreclosure rates. Supports what we've been saying about foreclosures here in Dothan. Foreclosures are just not a big problem in our area right now.

real estate: Dothan Real Estate Market - April Sales Update - 04/15/08 07:05 AM
This article was originally posted on DothanHomeSearch.com Both homes sold and pending sales were up in March, a good sign that the Dothan real estate market is still healthy. New pending sales were up almost 25% over March, 2007 and last month. There were over 100 homes sold in February and March which is the first time that has happened in two consecutive months since last summer.

Pending home sales are at their highest level in several months. In fact, there are more pending sales right now than at any time since April, 2007. This a good measure of activity … (0 comments)

real estate: Dothan Real Estate Market Report - New construction - 04/10/08 07:31 AM
This article was originally posted on DothanHomeSearch.com New home starts were up again in March, compared to the past few months. Spring typically means an increase, but as you can see from the graph, that wasn’t the case this time last year. If we see another good couple of months in April and May, we might be able to say the bottom of the new construction market in Dothan, Alabama has been reached. The three-year graph below seems to support this idea.
Here is the trend over the last twelve months.

Here is the trend over a longer period of … (0 comments)
