Can Interest Rates be lower? Who knows? I didn't think they'd be this low. One of my clients just refinanced at 2.75% fixed 30 years. BUYERS do not procrastinate! Now to get inventory numbers up. SELLERS. we know you are out there...lol

The answer to that question is YES, demand still exists in the housing market. Will it continue to exist? Demand never really goes away, sometimes it's greater than other times. It's the inventory that's hurting us now. That and this virus that has most people unnerved (some more than others). Uncertainty is a major culprit in what we are seeing these days. More and more companies are telling their workers to work from home. There seems to be an expectation that people will flee to the suburbs. 
Massachusetts has the highest unemployment rate in the country at 17% (last time I looked). BUT, … (16 comments)

People always wonder whether it's the right time to place their home(s) on the active market. I guess it would depend on your reason for considering that option. There are many reasons for selling. Job relocation, avoid foreclosure, downsize, upgrade, end of relationship, death, and so on. In my mind, whatever the reason you decide, it is the right time.
BUT, in this market of low inventory, high demand, and low-interest rates it may be easier to sell your home than buying another. Take that into consideration and be prepared to compete.

I'm thankful for the folks at KCM that compile information like this. The Massachusetts Median Sales Price is $397K and change. You see below that our tiny town has seen a year over year increase of over 17%. That's because the higher end homes are selling at a brisk rate.

Have you ever run into a situation where you have an accepted offer and Purchase and Sale Agreement at a great price, maybe even over asking, Then the bank appraiser shows up, you show your comps, they do their report AND you learn the appraisal came in less than the agreed upon & accepted price?

Right now with low inventory and high demand, a seller considering placing their home on the market should do so without hesitation. Why is the inventory so low? I keep asking myself that question. It is my opinion that the economy is not as good as it's being portrayed. Bonds are getting killed which is not a good sign of a strong economy. BUT, the Stock Market is at or near new highs today, which would indicate confidence. Wages are not really keeping up with Real Estate prices. 
Yet, people are clamoring to purchase a home. When a listing does come on the market it gets bombarded with request for showings and the majority are gone within a week or two. The folks at … (17 comments)
