WOOHOO! Today is International Beer Day! 
The day was started in 2007 by 3 guys from Santa Cruz, California, Aaron Araki, Richard Hernande, and Evan Hamilton. They convinced a local bar owner to celebrate the occasion and created a website which was quickly discovered by beer enthusiasts all over the world. Now 12-years later, International Beer Day is a party in 60 countries and 210 cities across the globe.

This is an interesting article/report from the folks at KCM. Our town, Georgetown, MA, inventory is way down. New construction is not as robust as it used to be and the homes the builders are building are, mostly, in the $700K - $800K price range. I do have a concern about the shrinking natural land and farmland we are losing to residential development. We do have 2 proposed condo projects in existing older town center buildings.
In short, our town sales are falling right into the long-term averages of 94 - 112 closed transactions per year.

I'm thankful for the folks at KCM that compile information like this. The Massachusetts Median Sales Price is $397K and change. You see below that our tiny town has seen a year over year increase of over 17%. That's because the higher end homes are selling at a brisk rate.

Summer is HERE! and if it's Summer that means there will be a variety of outdoor music venues in the local area. Our community of Georgetown, MA is launching it's Summer Concert Series on Sunday, July 1. This year we have 9 concerts, and, to go along with your listening pleasure the Georgetown Cultural Council will include Jeff & Maria's Ice Cream, the Fat Belly BBQ truck, R&B Catering, Kiwanis Club, and the Ipswich Ale beer wagon. All concerts begin at 5 p.m.

Good Morning, it's a fine Saturday morning in Northeastern Massachusetts. The air has a cool snap to it, the leaves are falling AND it's time for the Erie 4 Fire Department's Pancake Breakfast and 4 Mile run. (Do those 2 go together? LOL) The Erie 4 Fire Dept is our countries oldest private volunteer Fire Department

One of our cool assets in Georgetown, MA is a place called Camp Denison, which is located on Spofford Pond.
Camp Denison Conservation Area is forty-four acres of public conservation land located in Georgetown, Massachusetts. The Camp is open to the public during daylight hours for the purpose of providing quality passive recreational and educational experiences at no charge.

Today is the 100-year anniversary for Nunan's Florist & Greenhouses in Georgetown, MA. The business has expanded in the past 10 years and now includes a championship mini golf course and soon to coming sandwich shop.

After a 1 year hiatus, the Georgetown Summer Concert Series has returned to the American Legion Park Bandstand. The concert series started this past Sunday, July 2nd with the American Music Spectacular. 
Returning to the event is Jeff & Maria's Ice Cream, Fat Belly BBQ truck, and the controversial Ipswich Ale beer trunk along with a couple of new vendors.
Up next is the Flying Roosters, a local band.

On Wednesday, February 15, 2017, the Georgetown Senior Community Center officially opened its doors. We converted a vacated section of one of the Town's School buildings since those 2 grades, K-1, moved to the brand new  K-6  facility. The first event was the Senior Citizen Luncheon and catered by the Whittier VoTech Culinary Arts students, who served a baked haddock meal to the 100 or so attendees.
This was truly a community effort. The Whittier VoTech construction program provided students who worked on framing and installing the sheetrock in the office area. The Board of Selectmen, School Committee & Superintendent worked out the … (12 comments)

Georgetown, Massachusetts was originally settled in 1639 as a part of the town of Rowley by the Reverend EzekielRogers. By 1838, the town was sufficiently large enough for its own incorporation and was renamed Georgetown. Today the town is mostly residential in nature, a distant suburb of Boston's North Shore, about 32 miles northeast of Boston.

Our little historic town of Georgetown, Massachusetts is a small New England town located in Essex County. We are about 32 miles north of Boston right up Route 95. The current population is roughly 8,700. At the last census in 2010, the official population was recorded at 8,183. Georgetown was part of the Rowley Plantation in 1639 and stayed that way until it was incorporated in 1838 and became known as Georgetown. No one knows how the name was derived.

Numbers are numbers and are a good barometer, in general, BUT Real Estate is local. Markets, even from town to town, can produce different results. Here are the numbers for our small New England 8700 person town of Georgetown, MA year over year:

27 Pending/Under Agreement
23 Active Listings
90 Avg Days on Market
48 Avg Days til Offer
In the last year there were no closed short sales and 2 of the 111 closed transactions were lender owned.

This is interesting. I checked the stats for our small community in Northeastern Massachusetts, about 32 miles northeast of Boston and 15 miles south of the NH seacoast. We have a population of roughly 8,700 and are a historic community, part of the Byfield Parish, where many of the movers and shakers of the 1700's lived or met. From 1990 to 2010 Georgetown was the fastest growing community in all of Essex County. We are a found community which is causing some transition pains among the residents, both old & new. But, let that go.
