Now that we're into August I decided to show the July SOLD statistics for our little New England town of Georgetown, Massachusetts. The market is still strong driven by high demand and low inventory. Included in the numbers are Single Family, Multi-Family, Condos, and Land. As you'll see there were 14 sales with the average Days on Market being at 15.

Massachusetts housing stats for April should be coming out next week. The following are for March 2020. Things in March were slightly down to flat year/year for single-family homes and condominiums. Listings are down (-16%) Inventory is now 1.7 months for the entire State down (-32%) from 2019. BUT, the median price is up 6.5% over 2019. Demand for housing in MA is strong. Here we are in an area of Real Estate few of us have experienced! The COVID-19 Coronavirus has thrown a major curveball at our nation and how we do business. At one point, in Massachusetts, Real Estate was deemed to be a non-essential business. The State Association (MAR) worked with the State Legislature which resulted in the Governor reversing course and deeming us as essential. For some being declared non-essential was a blow to their psyche BUT that's better than being viewed as expendable (If you're a veteran you understand)  =:o)

 Last week a lawyer friend of mine contacted me and alerted me to the following press release from the MassHousing organization regarding a closing cost credit for all Veterans, including National Guard, Reserve members, and Gold Star Families.
MassHousing (The Massachusetts Housing Finance Agency) is an independent, quasi-public agency created in 1966 and charged with providing financing for affordable housing in Massachusetts. MassHousing is not a direct originator of mortgages and instead makes home loans through 170 partner banks, mortgage lenders and credit unions across the Commonwealth. MassHousing then purchases the loans and services them from its Boston office.

Massachusetts is a very historic State. You'd expect that as this is where the first successful settlements occurred. First, the Pilgrims landed at Plymouth Rock then the big migration followed when the Puritans began arriving.

It's cold out here in Northeastern Massachusetts, with temperatures hovering in the single digits. The furnace is chuggin away and it seems as if the smoke rising from the chimney is in the shape of dollar signs.
We expect the entire week will be this way,
This will not deter Pam & I as we will venture out for a night out on the town this Saturday evening. It'll be our New Year's Eve a day early.

Today is August 1st which means it's Newburyport's annual Yankee Homecoming event. (It officially commenced yesterday). After a 1 year hiatus, the Georgetown Summer Concert Series has returned to the American Legion Park Bandstand. The concert series started this past Sunday, July 2nd with the American Music Spectacular. 
Returning to the event is Jeff & Maria's Ice Cream, Fat Belly BBQ truck, and the controversial Ipswich Ale beer trunk along with a couple of new vendors.
Up next is the Flying Roosters, a local band.
