real estate: It's The Day After... - 11/28/25 10:20 AM
It's the day after Thanksgiving
It's a bustling affair
Yipes, it's Black Friday

There's Christmas shopping in the air!

Here's an idea
The day was filled with activity. Our grandson (18 mos old) arrived with his parents in tow...lol, so he was the center of attention. He played the room well. I wondered if I ever had that much energy. Son #1 arrived with his dog, Gotrek, a bull terrier, and a load of homemade food. Son #3 and his fiancée arrived with homemade sourdough bread AND pumpkin bread. Later in the day, other family members popped in and out, bringing desserts. We ate a traditional … (11 comments)

real estate: Is It or Isn't it? - 06/10/25 07:25 AM
It's long been known that owning Real Estate is one of the smartest and best ways to accumulate wealth. As with any investment, the increase or decrease in value is not straight up or straight down. Yet, even with the ups and downs, the average yearly increase in value, before inflation, since 1929, is in the 4% per annum range.
Remember, for the average person, you build and keep wealth over the long term, no matter your investment of choice. In my opinion, hard assets such as Real Estate, precious metals, art, coins, etc, provide a hedge against inflation and protect your … (11 comments)

real estate: Everybody Likes Forecasts - 05/22/25 07:58 AM
Like the weather, forecasts have a habit of changing. No one knows for sure, and crystal balls are a dime a dozen. So, IMHO, all bets are off when it comes to real estate EXCEPT one thing: Real Estate increases in value over time. It may have its ups and downs, but you can safely forecast that Real Estate will increase in value and is a solid investment. I predict most of you will engage the services of a Real Estate Professional at least once in your lifetime.

real estate: More or Less? - 08/19/24 06:46 AM
This is an interesting article published by Axios. Will the new brokerage commission rules force agents out of the business? Will it be a good thing to weed out the inexperienced part-timers?
Here's the article...
AXIOS ARTICLE

Let it be known. I have met some very incompetent "full-time" Real Estate agents and some very competent Real Estate agents that do not work "full-time" for various reasons. I do believe there could be a, let's say, downsizing. When the markets appear "easy" it attracts newcomers to the industry and when times are perceived as tougher or tightening there is an attrition.
Whatever all that means, I … (16 comments)

real estate: Is It Worth It? - 06/09/24 01:43 PM
Is homeownership really worth it, these days? Since the 1990s we have seen at least two significant upswings in the value of real estate. The first was from 1995 to 2006 (some say 2008). Then in 2008, we were met with an abrupt market collapse. The 2nd upswing is the current uptick in values due, mostly too inventory shortages and the interest rate environment.
In 1985 we purchased our modest home for $92,000 & today, in 2024, it looks like the sale value would be $550,000 - $599,000 (estimated). Disclaimer: We did purchase a distressed property that had a retail value of … (8 comments)

Winter is finally settling in around the country. Here in Northeastern Massachusetts we just experienced our first Nor'eastah of the year which dropped 18" of snow, at my house.
No matter the season or economy, Real Estate is still transacted. People buy and sell. SO, during the winter season how do you proceed in preparing your home for the market?

real estate: 2nd Homes...What to Do?? - 01/19/23 10:41 AM
Many people own 2nd homes, usually vacation or getaway properties. The question is, what do you do if you no longer use that property? Sell it? Keep it?
This past summer we went to the mountains for a short period. We were amazed at how much new and expensive construction that was taking place. I was scratching my head with curiosity. I mean, Pam & I drove around the entire area. We drove up and done mountainsides replete with new roads and new construction. We were fascinated.
By chance, we ran into a local real estate pro and had coffee. The subject of … (12 comments)

real estate: New Year...New Expectations - 01/06/23 09:25 AM
It's a new year, so, we've been seeing a new set of predictions or expectations for 2023. My expectations for 2023 are simple and accurate.
Expectation #1 - People will sell their homes and other real estate.
Expectation #2 - People will purchase real estate.
Expectation #3 = People will still need the services of Real Estate professionals.
Now, others with far more data than I, have provided their thoughts for the housing market in 2023. I such organization's thoughts are below.
What To Expect from the Housing Market in 2023   The 2022 housing market has been defined by two key things: inflation and rapidly … (20 comments)

real estate: The Impact of Rising Interest Rates... - 04/20/22 08:32 AM
I remember when my wife and I were house hunting in the mid-1980s. Housing prices were rising and interest rates were rising. We were wondering if we'd really be able to afford a house if the trajectory on pricing and interest kept rising. We had been looking for a bit and were getting antsy BUT we knew the market. Finally, we found a home that was underpriced and needed updating. We offered full price with a credit for the replacement of the septic. The interest rate was locked in at 13%. The one thing we were certain of was interest rates … (14 comments)

real estate: Spring Market Expectations - 03/31/22 12:19 PM
Spring has Sprung in many parts of the nation. There are still some areas in the northern reaches and higher elevations of the country where it is cold and snowy still, but nonetheless, Spring is here and the Spring Market for Real Estate is preparing to enter into high gear. I've noticed increased listings for some communities in our area and... they are being sold quickly.
Below is an article prepared by the folks at KCM on their view of the Spring Market and what to expect.

real estate: They're At It Again! - 03/23/22 05:42 AM
What is it with politicians? How many times do we have to tell them NO?
In Massachusetts, the State Legislature is, once again,  attempting to place another surcharge on Real Estate sales. Massachusetts already has a sales tax on real estate sales. It's called tax stamps.
Currently, MA sellers must pay $4.56 per $1000 of the sales price. The median sales price in Massachusetts is $556,000 which equals a tax of $2535.36. Realtors and MA citizens have instructed the Legislature, time and time again, this would be a bad thing for the marketplace.
Well, they're up to it again! The MA Legislature is now … (20 comments)

real estate: Is Now the Time to Act? - 01/24/22 07:00 AM
This is an interesting article from KCM regarding interest rates. It is my opinion there's always some demand for Real Estate and people will buy no matter what the rates may be. The proof can be found, (let's all hop into Mr. Peabody's Way Back Machine) in the middle 1980's Real Estate market when rates went as high as 18%. I know we bought our home when rates were 13%. The rising rates DID give us the motivation to get with it...lol

These days, The question(s) people are asking most are should I sell my house or wait? AND the other is... if I sell my house will I be able to purchase what I want?
Anyone who knows me knows that I believe any day is a good day to purchase or sell Real Estate. Your decision really depends on your situation.
What is important to accept is, Buyers and Sellers need to have a Professional Realtor® on their team to help them traverse this complicated Real Estate Market.
