This is a 5-year look at the Georgetown, MA Single-Family Real Estate Market. We are a small New England town & our population is growing (8700) and we are in short supply. We all know what low supply v. high demand equals...That's right higher prices. The average sales price as a percentage of list price is 107.6% was up 7points. Our average sales price from 2017 to 2021 is up almost $200,000. The interesting thing is, 2021 saw the least amount of closed sales during that 5-year period. Location, Location, Location. Pricing, Pricing, Pricing. These are two factors that have a big impact on Real Estate. With demand so high in our area Sellers are tempted to put a higher than usual price tag on their home. We as Real Estate professionals are not market makers. We are market sellers. I think it is best to place a realistic number, one that corresponds with the market data for that area. This morning I was listening to the Business news. They had a short blurb on the current Real Estate market. They indicated that prices have been rising for 63 straight months while inventories have been shrinking for over 2 years, I think it was. Will shrinking inventories and rising prices cause a problem for the short and/or long term? KCM seems to believe we are still in a bull market for sales
