statistics: Georgetown, MA Real Estate 2017 - 2021 Stats - 01/16/22 04:27 PM
This is a 5-year look at the Georgetown, MA Single-Family Real Estate Market. We are a small New England town & our population is growing (8700) and we are in short supply. We all know what low supply v. high demand equals...That's right higher prices. 
The average sales price as a percentage of list price is 107.6% was up 7points.
Our average sales price from 2017 to 2021 is up almost $200,000.
The interesting thing is, 2021 saw the least amount of closed sales during that 5-year period. My personal opinion is as prices get beyond many buyers' ability to pay they move to … (10 comments)

Now that we're into August I decided to show the July SOLD statistics for our little New England town of Georgetown, Massachusetts. The market is still strong driven by high demand and low inventory. Included in the numbers are Single Family, Multi-Family, Condos, and Land. As you'll see there were 14 sales with the average Days on Market being at 15.

Massachusetts housing stats for April should be coming out next week. The following are for March 2020. Things in March were slightly down to flat year/year for single-family homes and condominiums. Listings are down (-16%) Inventory is now 1.7 months for the entire State down (-32%) from 2019. BUT, the median price is up 6.5% over 2019. Demand for housing in MA is strong. The economy is as robust as it has been in my lifetime. You'd never know it by listening to the media, though. I think it's funny when things are going good people start looking for a downturn. Anyone with any smarts realizes that markets go up and markets go down. It's the nature of the beast. Sooo, instead of worrying about or looking for a downturn (it'll find us without any help)! Let's enjoy the good times and ensure we have plans, in place, for when the cyclical downturn comes.

Our local MLS just sent us an update on Real Estate Sales of Single-Family Residences from May 2015 - May 2016 and May 2016 - May 2017. If you are a fan of statistics you should like this graphic.
I'm wondering what other states are seeing for the same statistical periods of time?
 
 
 
I still haven't figured out why there is such a lack of inventory, especially when the economy seems to be getting better. It makes me wonder, if there is such uncertainty why are the talking heads not reporting that?
