By entering your street number and name, you can see the net assessed value listed below your address.
Your net assessed value should … (0 comments)

real estate: Faster and Better Short Sales in Sacramento are on the Horizon - 09/27/12 03:21 AM

The Federal Housing Finance Agency said Tuesday that it has adopted rules that will "enable lenders and servicers to quickly and easily qualify eligible borrowers for a short sale."  The guidelines, which take effect Nov. 1, apply only to underwater mortgages guaranteed by Fannie Mae or Freddie Mac.
In a short sale, a home is sold for less than the amount owed and the lender generally agrees to forgive the remaining balance. <!--[if !supportLineBreakNewLine]--> <!--[endif]-->
Today, Fannie and Freddie approve short sales only for borrowers who are delinquent on their payments.   Under the new rules, Fannie and Freddie will … (0 comments)

They’re knocking on the lender’s door. As mortgage rates have tumbled to all-time lows, demand for refinancing has fired up homeowners nationwide. And it’s not just those drowning in underwater mortgages. real estate: Shadow Inventory??? - 08/28/12 08:39 AM

August 2012 U.S. Economic & Housing Market Outlook from Freddie Mac
The Shadow

The ominously termed “shadow inventory” is casting a pall of uncertainty over recent signs that home values have bottomed out. What’s behind it, and is it as threatening as it sounds? That’s an important question because house-price news has been decidedly good over the past quarter. The Freddie Mac House Price Index for the U.S. showed a brisk 4.8 percent gain from March to June 2012, the largest quarterly pickup in eight years; the national index
posted a June-to-June rise of 1 percent, the largest … (1 comments)

Property owners within the State Responsibility Area (SRA) will soon be receiving a bill requiring payment up to $150 per habitable structure for state fire prevention services.  In July of 2011, the Governor signed legislation (ABX1 29) requiring affected property owners to pay a fee for state fire prevention services in their area. The fee is applied to all habitable structures within the SRA. The SRA is the area of the state where the State of California is financially responsible for the prevention and suppression of wildfires.  SRA does not include lands within city boundaries or in federal ownership. real estate: Sacramento County Real Estate Update July-August 2012 - 07/29/12 02:29 PM
Doug Reynolds, Sacramento Area Realtor, discusses the latest market trends/statistics.  The home supply/inventory remained at all-time record low.  The sales stayed high with high buyer demand and competition.  Multiple offers remain common with many properties selling at or above list price.  Due to the high demand and low supply, the median price increased again.  Prices bottomed out in January 2012 and have been increasing since.  Call or Email Doug if you need any assistance with selling or buying in the Sacramento area.

real estate: Foreclosed Americans Find Way Back to Homeownership - 07/03/12 06:24 AM
From Reuters, by Jilian Mincer

When Jennifer Anderson's family could no longer afford their mortgage and lost their home, she expected many years to pass before they would again become property owners.
But less than two years later, in March, they purchased a $297,000 house outside Phoenix, Arizona, after qualifying for a loan backed by the U.S. government.
They joined a small but growing number of Americans who are making a surprisingly quick return to homeownership after defaulting on their loans or being forced into short sales that cost their banks money.
"We didn't really expect it," said Anderson, 40. "We … (0 comments)
