FHA ALLOWS UP TO $35,000 FOR HOME REPAIRS THROUGH STREAMLINE (K) IN ROSEVILLE, CA.   FHA’s Limited Repair Program "Streamline (k)" makes FHA-Insured loans more attractive for properties that are sold in “as-is” condition.  Sellers can market their property without making any repairs and the buyer can financing up to $35,000 in required and optional repairs at close of escrow, before moving into their new home.
The Streamline (k) program is primarily for basic repairs, working ideally for Bank Owned or REO properties needing uncomplicated repairs or remodeling.   A General Contractor is NOT required, but licensed or bonded contractors are required to be … (11 comments)

roseville: DOWN PAYMENT ASSISTANCE IS VERY POPULAR IN ROSEVILLE, CALIFORNIA. - 07/01/12 04:25 PM
DOWN PAYMENT ASSISTANCE IS VERY POPULAR IN ROSEVILLE, CALIFORNIA.   Moderate Income Buyers can now receive Down Payment Assistance for their Home Purchases using FHA Financing through VITEK Mortgage Group.  Saving funds for a down payment has always been a challenge and this can delay a buyer’s ability to qualify for a new home mortgage while interest rates and prices are still low.
FHA Home Loans require a 3.5% down payment.  These funds must come from the buyer’s funds, a gift from a Relative, a loan or withdrawal from the buyers 401K or other retirement account, or from an approved “Down Payment … (2 comments)

roseville: MORTGAGE CREDIT CERTIFICATE (MCC) IS NOW AVAILABLE IN ROSEVILLE, CA. - 06/27/12 05:53 PM
MORTGAGE CREDIT CERTIFICATE (MCC) IS NOW AVAILABLE IN ROSEVILLE, CA.
Homebuyers in Roseville, California can now take advantage of the Mortgage Credit Certificate program when they purchase a home.  The MCC Credit reduces the amount of Federal Income Tax liability.
Unlike a TAX DEDUCTION that deducts mortgage interest paid from your taxable income, a TAX CREDIT is taken right off the actual amount of federal tax due.  MCC does not reduce your monthly mortgage payment, only your annual tax liability.  Mortgage underwriters will consider this tax credit when qualifying buyers by allowing for more available income.
Qualified participants can get a tax … (2 comments)

roseville: CROSSING THE 200,000 POINT MILESTONE - 06/24/12 05:03 PM
CROSSING THE 200,000 POINT MILESTONE
I just crossed over the threshold of 200,000 points, another milestone in a series of personal achievements over the past 17 months since I joined Active Rain.
I’ve attended a Rain Camp, three meet ups, posted 78 blogs with 7 features and I've made 4650 comments on other’s blogs. I've received over 1,000 comments on my blogs, called 25 shots and made many friends all over the US and Canada. I’m still quite a “lightweight” by comparison with many of the other members, but coming from not having a clue, I feel I’ve come a long … (76 comments)

GOOD NEWS!  IT’S EASY TO REFINANCE IF YOU’VE PLAYED BY THE RULES
I keep reading articles about how difficult it is to refinance a home mortgage in today’s lending environment and I ask myself, “Why aren’t more people getting the word about the availability of the current loan programs”.
More opportunities exist today than ever before if you’re looking to refinance your home.  For those who have played by the rules, made their payments on time and kept their credit clear, there are several great options available for refinancing at today’s low rates.

roseville: WHO DO YOU TRUST...and WHY SHOULD YOU TRUST ME? - 01/10/12 03:58 PM
WHO DO YOU TRUST...and WHY SHOULD YOU TRUST ME?
TRUST is not something to be taken lightly.
It’s not something you can buy, and it can turn to dust if not properly maintained.  It takes a great deal to earn it, but it can be lost in an instant. What is trust and how do we get it in the first place?

We are all born innocent and we immediately trust everyone.   Initially that can be a good thing until we get a little older and it becomes something dangerous in the world we live in.  At some point, we all have … (49 comments)

roseville: Day 11 Of My Active Rain Blogging Challenge, Realtor Presentation - 12/11/11 09:43 PM

Active Rain Blogging Challenge for Day 11
I took part of the day to think about my new Realtor Presentation.  I've been working on this for several weeks and I'm about ready to start using this information when I meet with new Realtors for the first time.
I've been in this business for over 30 years now, so I don't have a problem talking with potential agents that I'd like to work with.  In the past, I've pretty much played it by ear and have gone in with no planned presentation or script. That has worked OK, but it's … (30 comments)

roseville: GOOD NEWS FOR VETERANS. VA LOAN COSTS ARE DROPPING SOON! - 09/12/11 06:58 PM
GOOD NEWS FOR VETERANS.  VA LOAN COSTS ARE DROPPING SOON!
The Veterans Administration has just announced that the VA Funding Fee required for VA Home Loans, will soon be reduced for most VA home purchase loans.  Effective October 1, 2011, the one-time cost will be reduced by approximately 35%.  This amounts to an up-front savings of $2,250 on a purchase price of $300,000.
The VA Funding Fee is paid directly to the Department of Veteran's Affairs for the VA Guarantee, which eliminates the need for monthly PMI or Mortgage Insurance. The funding fee does not need to be paid separately and … (32 comments)

roseville: I’M GOING TO SUE BANK OF AMERICA FOR DISCRIMINATION AGAINST VETERANS! - 08/21/11 01:16 AM
I’m going to sue Bank of America for Discrimination against Veterans!
I recently read an article from Tni LeBlanc, a Realtor from Santa Maria, California that asked,                              “Should You Get a VA Loan with Bank of America?
The article discussed the policies of Bank of America that discriminate against VETERANS and puts them in the “back of the line” for purchasing bank owned and short sale properties.  Since these properties make up the majority of the sales in today’s market, this has a major negative impact on a Veteran's ability to purchase a home.
Wikipedia says “discrimination is the prejudicial … (27 comments)

roseville: Home Mortgage Interest Deduction May Soon Be History - 07/25/11 06:18 AM
Home Mortgage Interest Deduction May Soon Be History.
For several years there has been talk of eliminating the Home Mortgage Interest Deduction, but this time it looks like it may finally happen.  The combination of this, along with the other recent government blunderings, is not going to help the housing market recover anytime soon. The very same people that broke the system are now in charge of trying to fix it.  This would probably be a good time to contact your representative and let them know how important this deduction is to the real estate industry.  This is a re-blog from tbwsdailyshow.com.

HEAVEN IS A LITTLE SAFER....THE ANGELS HAVE A NEW WATCHDOG
Many of you have commented on the little Yorkie that has been taking the place of my profile photo for the past few weeks.  Some of you said he was beautiful while others wondered why I was using his photo in my blog posts and comments.  As my spokes-dog, Bailey made many clever comments on other AR member blogs.  I especially liked the comments he made relating to cats and other important topics of the day.
Bailey was my little friend for the past 12 years.  He was only 9 pounds, but … (36 comments)
