colorado dream house: Colorado Dream House Team Expands to California and Scores a Big Win
- 07/11/16 02:46 AM
As many of you know two years ago Gary and I became investors in Keller Williams Realty, San Diego Central. We are really pleased with the growth of the market center and thoroughly enjoy visiting our San Diego office. 14 months ago we teamed up with our business partner, at the San Diego office, Joe Lerner, to list a one-of-a-kind property. 711 A Avenue, on the island of Coronado, was not like any other house on the island. If you have ever visited Coronado, you know that the average home there is about 2500 sq. ft. and sits on a 3000

Top 5 Tips for Buying and Selling Houses in 2016 by Dan Polimino Check in next week for five more tips about buying and selling. 1. Buyers: Don’t overspend.I know it sounds simple, but everyone can get caught up in the emotion of a bidding war. You have been waiting for that perfect house, you have lost out on three others, and one just hit the MLS and your inbox. You decided to outbid the other six suitors and pay 30K over asking price. That’s okay if you plan to die in that house or stay there for at least 10 years, but if you

colorado dream house: Tips for Hail Season
- 05/25/16 05:49 AM
If you have ever lived in Denver, Colorado in the spring, you know it’s beautiful and it’s also hail season. Now, I am not a meteorologist, but here is how the hail phenomena was explained to me. Denver has an average of 300 plus days of sunshine every year (good for us). As such, the sun is out just about every morning. The sun heats up the snow on the mountains, and the snow melts. That moisture is absorbed into the atmosphere, creating storm clouds almost every afternoon in May and June. The air high above is still considerably colder at

colorado dream house: Flat Fee Service vs Real Estate Agents
- 03/24/16 04:27 AM
We have all heard about the flat fee real estate service companies like Trelora, Help You Sell, Assist to Sell and many others. They tout a one low flat fee to sell your home and promise to save you thousands. The flat fee prices vary as does the services offered for each rate. Some suggest you pay a full 2.8% in commission to the agent and supply the buyer, yet still some others think you can get away with offering as little as $2,000 or $3,000 to the buyer’s agent. Sounds great! Problem is, it rarely works. If you take nothing away

colorado dream house: Can I Buy A Home Off The Market? By Dan Polimino
- 03/02/15 03:53 AM
The number one thing we hear from our buyers everyday is there are no homes to buy on the market. This is the biggest challenge the real estate industry is facing in the Denver Metro area at this time. Inventory has never been this low and as such, people are wondering how they could find a home to buy. Consumers have gone to the Internet to try to find homes to buy that are not on the market, on sites like Zillow, Trulia, and For Sale By Owner. While this may seem like a good way to buy a home and not have to compete

colorado dream house: How To Sell Your Home Yourself By Marc Bayes
- 11/26/14 12:53 AM
thought with this week’s blog I would cover a fun topic: Selling your home yourself. With there being literally no inventory for buyers to choose from sellers are getting top dollar for their home so it’s no wonder that you might want to sell your home yourself and save a few bucks on commissions. Here’s my guide to how to sell your home yourself. 1. Update the interior of the home. You have got to make the house have a WOW factor. We’re talking new paint and new carpet, refinish the hardwood, get rid of the linoleum and put in tile,

colorado dream house: Istanbul, Here I Come By Dan Polimino
- 10/30/14 03:36 AM
In September, I was at our annual Keller Williams Mega Camp conference in Austin, Texas and I had chance to speak with many of our colleagues from all over the country and the world. Keller Williams is a worldwide company with offices in Asia, Mexico, Europe, and South America. I was at an after-conference mixer one night when I ran into a guy from the Keller Williams office in Istanbul, Turkey. It was a fascinating conversation and was very interesting to find out how they handle real estate in a foreign country like Turkey. Get this! In Turkey, you do not need a Real Estate

colorado dream house: Are You Ready for a Shifting Market? By Dan Polimino
- 10/30/14 03:32 AM
If you have been following the real estate trends and news this year, you would know that the real estate market is about to change again. I watch this stuff closely not just because it’s my job, but because it’s interesting to know how it all intertwines with our national economy. Moreover, I use the information for the articles we write as well as for the TV segments that we do on FOX. I like to try to stay ahead of the curve when predicting the trend so I can give our clients really sound advice. I am ready to proclaim that THE

colorado dream house: Inspections On New Construction By Dan Polimino
- 10/02/14 06:44 AM
It’s one of those frequently asked questions: “Should I get an inspection on a newly constructed home?” Great question and I usually tell my buyers that the answer is yes/no and I’ll explain why. Yes To Inspections On New Construction You see, most builders offer a one-year bumper to bumper warranty on the home that they just sold you. Moreover, during the due diligence process, buyers usually get a chance to do two walk-throughs with the warranty and service superintendent. The purpose of the first walk-through is to point out any defects, problems, or items that you think need to be fixed in

colorado dream house: Mail Bag By Dan Polimino
- 10/02/14 03:07 AM
It’s been a while since we answered questions from the old mail bag, so I thought I would take the opportunity to tackle a few of the more popular questions. Q: CDHT, my home did not sell this summer and there were very few showings. Where are all the buyers? My home was priced at around two million? We thought this was a sellers’ market! A: It was a sellers’ market in the lower price range, and for a little while it was also a sellers’ market in the 1 million to 1.5 million-dollar price point. As we progressed into the selling season, there

colorado dream house: Escrow Accounts By Marc Bayes
- 09/16/14 07:05 AM
In Colorado, if there is work that needs to be done on a property and is not going to happen till after close, we have to set up an escrow account in order to use the money to pay for the work that needs to be done. Having this option can get a bit tricky and there’s a reason we try to avoid this like the plague. The escrow account is normally held through the title company handling closing. The amount of escrow on the account must have 1.5x the amount of the work to be done. The way it works is as follows: When you set

colorado dream house: Why Buy A Home Now? By Marc Bayes
- 09/09/14 07:52 AM
Why buy a home now? Here’s a question that has been floating around for some time with the way the market has been moving. There is a lack of inventory to choose from, interest rates are low, prices are high, so really why buy now? Whether you currently own or you’re a first time buyer this question has crossed your mind. If you had to choose between buying in today’s market or two years ago what would you choose? I think just about everyone would say two years ago would have been ideal before the constant bidding wars and price increases. You would have gotten

colorado dream house: Not All Title Companies Are Created Equal By Dan Polimino
- 08/27/14 07:52 AM
I recently read an article in the newspaper, talking about the new forms that are arriving soon from the Consumer Financial Protection Bureau, advising both buyers and sellers in real estate of their right to shop for title insurance. The article talked about how important it was for Realtors and Lenders to notify consumers about their right to choose their Title Company, to shop for competitive rates, and to watch out for shady arrangements between the Title Companies and Realtors or Lenders. Past that, the article didn’t get much of anything else correct about the title business and failed to mention

colorado dream house: I May Have a Buyer By Marc Bayes
- 08/21/14 02:06 AM
It’s Saturday around 2 pm and I’m holding an open house for one of our newest listing. Its nice steady traffic through most of which are neighbors looking to see how updated the home is in comparison to their own. One of the neighbors is thinking of selling in the next year and we just so happen to have a few buyers are looking at buying in this area next year. As soon as I told him that we may have a buyer looking to buy he went on the defensive. He says that’s all anyone keeps telling him is, “I’d
