denver: Keeping Up With The Jones’. By Dan Polimino.
- 06/28/10 12:09 AM
Last month, I received an email from a reader of this column telling me that the problem of “keeping up with Jones” was one of the main reasons we got into real estate trouble in this country. What he is saying, if you are not familiar with the term “keeping up with Jones,” was that some people over bought or bought too expensive of a home for their income level just to keep up with family, friends, neighbors, or colleagues who had similar size homes. Still, others may have been ok with that level of mortgage payment had the economy not

denver: Toxic People
- 06/20/10 09:34 PM
There is a saying in business that 20% of the people you deal with create 80% of your aggravation. I believe this to be true because I have seen it time and time again in my own life. The question is: what do you do with the 20% that you consider as toxic people? Answer…you remove yourself from doing business with that 20%. How does this pertain to real estate? Simple: real estate is all about relationships. As an agent, do you click with the buyer or seller? Does Mr. and Mrs. Seller or Buyer click with the agent? If you are not all on the same page and do not feel like you

denver: Where’s The Yard. By Dan Polimino.
- 06/14/10 01:26 AM
I have recently been showing some relocation buyers around town who were looking for a nice single family home with acreage. Unfortunately, the areas they wanted to live in and the price point of the homes didn’t come with big backyards. This then brings up the inevitable discussion about how much land and home you get when you live on the East Coast. Yes, I know I am from the East Coast so I know and hear from relocation buyers all the time, “How come there are no backyards in Colorado?” My business partner Gary Lohrman once had a client in from the East Coast who quipped, “I expected to measure my land in acres, not inches.” Well put. Let’s assume one thing first before we get into the reasons why

denver: What A Difference A Year Makes. By Dan Polimino.
- 06/06/10 09:14 PM
The other day, I was taking a glance at the recent MLS statistics and it jumped out at me the startling difference in stats compared to one year ago. Let’s take a minute and talk about some key indicators in the real estate market and what the data from Metrolist tells us about the health of local real estate. First, inventory has been stable and it’s been remarkably low. For at least the last 18 months, we’ve been hearing rumor after rumor from “industry insiders” that banks were getting ready to flood the market with a massive amount of foreclosures. I

denver: Love At First Sight. By Dan Polimino.
- 05/30/10 08:19 PM
Love at first sight only happens in the movies, right? Some believe it while some don’t when it comes to finding a mate, but what about when it comes to finding a home? In today’s real estate market, would one be foolish to buy the first home they saw? Maybe not! There is no hard and fast rule about how many homes you need to see before making an offer. You could see three homes, find the exact one you are looking for, turn to your Realtor and say, “I don’t need to see anymore. Let’s make an offer on this

denver: Tips for Home Inspection. By Dan Polimino.
- 05/23/10 09:33 PM
Seventy-seven percent of home buyers had a home inspection done last year. Why wouldn’t everyone want a home inspection? An example would be a contractor doing a fix and flip. The contractor may have already gone through the home, felt that it was structurally sound, plans on gutting it, and therefore does need a home inspection. The rest of us get a home inspection and it’s always a good idea to do so, but there are some tips to making sure you get a good one. 1) Always hire a licensed inspector. At least you will be able to have some

So without further ado, let’s get to the top five mistakes buyers make in the real estate transaction. 1) People Over Buy. Yes, this is the exact problem that got many Americans in trouble and started this housing crisis. Buying too much home for your income happens less these days because of the recession and crash, but it’s still the number one problem in home buying. Remember,

- 04/29/10 04:20 PM

denver: Showings But No Offers. By Dan Polimino
- 04/04/10 09:52 PM
In this market, sellers now realize that every showing counts, and then counts some more. In fact, nothing is more frustrating for the seller and the realtor than getting a lot of showings, but no offers or nibbles. The question then becomes: “Why is this occurring, and how many showings are normal before getting an offer?” Let me answer the latter question first. For the sellers I represent, usually the 10 to 15 showing mark is a great indicator that an evaluation is in order. If you have had 10 or 15 showings and there is no offer, then it’s time

denver: I Can’t Sell Your Home, But You Can. By Dan Polimino.
- 03/29/10 01:35 AM
I am pretty candid with sellers when I go in their homes to meet with them about listing their property for sale. I tell them, “I cannot sell your home, only you can.” I know what you are saying, “But Dan, you are a Realtor, that’s what you do…you sell homes.” No, I market homes, create showings, and give you an opportunity to sell your home. You have the final say if you are going to sell your home and at what price. If it were up to me to sell your home, I would go into the local MLS and

- 03/23/10 03:58 AM
In my previous 2 Blogs on DPA, I discussed and tried to dispel some of the myths surrounding down payment assistance. In addition, I highlighted some of the key factors in determining what it takes to qualify for DPA. Today, I will address who are the agencies out there who offer DPA and how doing a little research can help in deciding which program you should consider and how to find out if your lender works with that agency. If you go to HUD’s website and search for down payment assistance, you will find that there are over 30 different state,

denver: Tis The Season. By Dan Polimino.
- 03/22/10 03:08 AM
No, it’s not the Holidays unless of course you are a Realtor. Ask anyone in the real estate profession and no one is happier to see the signs of Spring than Realtors. You see, the prime selling season in Colorado is April through July. Why? It’s simple. The nice weather brings out buyers as well as sellers. Yes, you can buy a home in January, but not a lot of people want to go trekking through the snow with boots, coats, and gloves to look at homes. Yes, you can put your home on the market in February, but let’s be
