fuller sothebys: Losing money every month because your car or mortgage need a tuneup? - 01/03/12 10:39 PM
When our automobile needs a tune-up, it provides us with plenty of clues: hard to start, rough running, poor gas mileage, etc. But when a mortgage needs a tune-up it gives no warning. It motors along silently, not telling us that we are wasting money every month. Chances are, if you have not refinanced recently, you are losing money that could be put to a better use. While qualifying for a mortgage is harder than it was in the past, it is not as hopeless as the media and urban legends would have you believe. I am amazed at the number … (15 comments)

fuller sothebys: Paralysis by Analysis: How to complicate (or kill) your real estate or mortgage deal - 12/27/11 10:35 PM
Last week my neighborhood got about a foot of snow. While running around doing last minute Christmas shopping, I noticed the wiser, more experienced drivers took a slow steady pace and went forward with a minimum of frustration. Inexperienced drivers tended to spin their wheels and loose traction, causing them to go nowhere or slide off into a ditch. This reminded me of some of the buyers/borrowers I have met over the years.

Paralysis by analysis refers to over-analyzing or over-thinking a situation to the point where a decision is not made. As General George S. Patton observed, "A good … (1 comments)

fuller sothebys: Lessons Learned From 2011. By Dan Polimino. - 12/26/11 10:01 PM
Here we are at the end of the year. It’s always a good time to sit back and reflect on the past year. I also like to make a quick list of the lessons I have learned over the last year in Real Estate. Here are a few of the most notable.
1. I learned that the days are long, but the years are short. I spent a fair amount of time wishing days away in 2011. Then I look back and it seems that the years have just flown by. I am trying not to make that same mistake in … (89 comments)

fuller sothebys: Anything Can Be Fixed. By Dan. - 12/13/11 12:43 AM
These days, when I put a buyer under contract with a home, I can almost write up verbatim what the inspection report will say. It seems that there are just a few items that always show up on an inspection report. Here is a partial list of what I see day after day and report after report.
1) Furnace and air conditioning coil needs to be serviced, cleaned and certified. I think every inspector puts this down. Sellers, take note, have your furnace and air conditioning coil cleaned, serviced, and certified before putting the home on the market. It only costs … (1 comments)

fuller sothebys: You Can Change Your Life With A Pen. By Dan Polimino. - 11/21/11 06:29 PM
It’s important to note that I cannot sell your home. That’s right. Even though I am a Realtor, I cannot sell your home. My name is not on the deed, I can’t sign the contract, and I can’t even decide on the terms or the price. That is your sole discretion as seller and owner. Once you are presented an offer, you can decide your future with one stroke of the pen.
You see, many people get confused on the role of a Realtor. Our job description includes helping you prepare your home for sale, help you price it properly, market … (3 comments)

fuller sothebys: HARP program for underwater homeowners: Will the sequel be better than the original? - 11/16/11 10:57 PM
Most of the time, the sequel to a movie is never as good as the original. Recently the federal government announced that it was reviving the Home Ownership Refinancing Program (HARP) allowing homeowners who owe more their home is worth to refinance. Always the optimist, I feel that this program will be better than the original, if only because the original was such a dismal failure.  Not to harp (no pun intended) about how bad the original program was, but I have read from a variety of different sources the success rate was around twenty percent. Based upon what I have witnessed firsthand, from speaking to many disillusioned homeowners, I wonder … (2 comments)

fuller sothebys: The Spreadsheet Guy. By Dan Polimino. - 10/24/11 09:28 PM
Have you ever heard of the spreadsheet guy? It is today's modern buyer. He is highly educated, highly motivated, and beyond analytical. This is the guy that goes out to look at homes with his laptop or iPad in hand. On it is a spreadsheet that could choke a horse. This type of person would have already broken down every home for sale in the neighborhood he is interested in and then the nearby neighborhoods as well. He'll know every home address for sale, the beds, the baths, the square foot, lot size, age, what it previously sold for, and the … (2 comments)

fuller sothebys: I Don’t Have To Sell. By Dan Polimino. - 10/03/11 11:38 PM
Many times, I would go on a listing appointment to talk with a potential seller and they would tell at the end of the presentation, “Well, I really don’t have to sell!” Which then prompts my response of, “So why are you putting your home on the market?” After all, selling a home and keeping it in constant show-ready condition is not a lot of fun and usually requires a lot of work and patience. The sellers go on to say, “If I can get my price, I would sell the home.” If you want me to translate this last sentence … (195 comments)

fuller sothebys: The Forecast Looks Good For This Fall's Real Estate - 09/13/11 11:38 PM
http://www.coloradodreamhouse.com/index.php/news/ The Denver Real Estate Market is doing better than most places around the country. Usually there is a slow down in business right around August, but not this year. This trend bodes well for the second selling season (Fall) in Denver, Colorado. fuller sothebys: Do You Know A Good Contractor? By Dan. - 09/06/11 02:44 AM
As a real estate agent, I must get that question three times a week. And why wouldn’t I? After all, people are buying homes and chances are they’ll need repair work or construction. Who better to ask than a real estate agent, right? Surely, the agent would know a good contractor. The answer is yes and no. Believe it or not, it’s getting harder and harder to find a good contractor. I think that like most consumers, I am looking for a contractor that “does what they say, say what they mean, meet deadlines, and do good quality work.” One would … (1 comments)

fuller sothebys: The Bait and Switch - 08/22/11 08:47 PM
When I came out of college, I got a job selling cars and some of my fellow car salesmen were involved in the old “bait and switch” tactics of selling. If a customer came in and it looked like they were not going to be buying that day, the salesman would let them leave the dealership with a monthly payment that no one in town would be able to match. The price was so low it was almost hard to believe. Of course, the customer would go and shop around for the same car, but as expected, no other dealer could … (6 comments)

fuller sothebys: The Foreclosures Are Not Coming. By Dan Polimino. - 08/08/11 11:59 PM
Every spring right around March, I start hearing all the alarms, all the warning bells, and all the Doom Sayers crying, "The Foreclosures Are Coming, The Foreclosures Are Coming!!!" They go on to alert the public that the banks are getting ready to unload a massive amount of foreclosures on the market. As a result, home prices are going to fall, the market is going to be flooded, and the economy will be depressed. Every year for the last four years, I have heard this same narrative and every year, IT HAS NOT HAPPENED. Why?
All anyone needs to do … (4 comments)

fuller sothebys: Going Above and Beyond. By Dan Polimino. - 08/02/11 12:44 AM
I had just begun to believe that customer service in this country was gone, dead, and buried. It seems that it’s hard to find anyone these days that knows the meaning of customer service, let alone provide it. Then my entire faith in people changed one summer afternoon last month.
I was out showing a client from out of town some properties to buy when I got a flat tire around Southglenn mall. That is a Realtor’s worst nightmare - a flat tire, a client in the car, and showings scheduled for the rest of the day. Trying to think quickly … (5 comments)

fuller sothebys: Time To Update? By Dan Polimino. - 07/26/11 12:58 AM
I bought my home in 2000 so it is 11 years old and my wife and I realized that it’s time to start updating. You know how we knew? I started looking at the market and what you could buy at a similar price. It did not take long to realize that if we were going to sell this house anytime soon for top dollar, we better update now. Granted, I have an advantage over most because I see 30-50 homes a week, but there is no reason that you cannot do the same. If you want to evaluate where your … (5 comments)

fuller sothebys: Where Are The Hot Markets In Denver? - 07/13/11 01:58 AM
http://www.coloradodreamhouse.com/index.php/news/ The Denver Real Estate market has more than it's fair share of hyper market neighborhoods right now. A hyper market is a neighborhood where the homes are selling in 50 days or less. To find out where they are in Denver watch this week's market update with Fuller Sotheby's Agent Dan Polimino.

fuller sothebys: People Still Want To Live In Colorado. By Dan Polimino. - 07/12/11 01:42 AM
I was reading a story in the May 24th business section of the Denver Post by Howard Pankratz entitled, “Colo. Population Grew in 2009-10.” In it, he explained how Colorado had a net gain of 56,310 residents in a year’s period, according to the latest statistics by the Census Bureau. The stats show a migration of 210,939 residents moving into the state with 154,629 moving out. One other interesting note at the end of the story was how the nation’s metro areas experienced a net loss of 2.3 million people while the suburbs showed a net gain of 2.5 million movers. … (0 comments)

fuller sothebys: You Will Have Inspection Items - 06/15/11 03:16 AM
http://www.coloradodreamhouse.com/index.php/news/ In this week’s market update for Denver, Colorado Fuller Sotheby's Real Estate agent Dan Polimino says everyone selling a home will have to deal with inspection items. Some sellers think their homes are perfect and are immune from inspection objections, but Dan tells us this week why that may be flawed thinking.
