selling: The Bait and Switch - 08/22/11 08:47 PM
When I came out of college, I got a job selling cars and some of my fellow car salesmen were involved in the old “bait and switch” tactics of selling. If a customer came in and it looked like they were not going to be buying that day, the salesman would let them leave the dealership with a monthly payment that no one in town would be able to match. The price was so low it was almost hard to believe. Of course, the customer would go and shop around for the same car, but as expected, no other dealer could … (6 comments)

selling: Appraisals Are A Changin. By Dan Polimino. - 11/14/10 10:46 PM
Our office, Fuller Sotheby’s and Kensington Mortgage, hosted two very established and well-respected appraisers at our company meeting a month ago. The purpose was for the appraisers to give us a state of union speech and for realtors to ask questions about what, where, and why. We have all seen massive changes in the appraisal business since the real estate crash and many professionals including myself are scratching their heads on a regular basis, trying to figure what an appraiser is thinking. Most people know about all of the reforms that the lending side of business has gone through, but few … (3 comments)

selling: No More Property Flyers - 09/28/08 07:41 AM
I love new technology, especially when I think I've found something cool that helps people sell their homes. Today, I'm excited about a company called Access U2 Global Property Info. It launched about three years ago, and here's the scoop. Let's say your home's for sale with a yard sign out front. Access U2 comes by and attaches an additional sign to it called a sign rider. On the rider is a toll-free phone number with a property code number. When someone drives by your home, sees the signs and wants more information, they call the toll-free number on the sign … (0 comments)

selling: Now Here’s An Interesting Buying Strategy - 08/08/08 09:24 AM
I recently crossed paths with a gentleman executing a creative buying tactic. Since it's a buyers' market, he figured this would be his opportunity to cash in on a great deal. So he came up with an innovative plan for getting what he wanted.

First, he and his real estate agent selected three homes - all with similar features, square footage and finishes, but all three in different parts of town. While he was selecting these homes, he managed to do something most of us can't. He avoided getting emotionally attached to any of them. Finally, he vowed to keep … (0 comments)

selling: Ready to Sell? Make Sure Your House Is - 03/18/08 02:11 PM
It’s tough being objective about your own home when it comes time to sell. After all, it is your castle and you may think its worth more than it is. How do you know if your home is ready to enter this challenging market? Answer: Take a hard, objective look at your home’s condition. Start with the interior. Do you need to make repairs or updates? Then move outside and make the same evaluation. If you can’t go through this process objectively, and you don’t want to hire a stager or hear suggestions from your realtor, then ask a friend you … (2 comments)
