selling your home: Timing is Everything When Selling a Home
- 04/26/16 05:51 AM
“Timing in life is everything” is a saying that has been around for a long time, and it applies to just about everything we do in life. It’s never been truer than when you apply the statement to real estate. In the past, the mantra has been “sell high and buy low.” Many people don’t realize that it usually doesn’t happen in real estate. If you are selling a home at the peak of the market, chances are you are also buying at the top of the market, unless you do what I have been urging my clients to do (0 comments)
selling your home: If You Sell Your Home For Top Dollar, How Much To Be Inconvenienced?
- 05/04/15 06:52 AM
That’s a question that many people are asking themselves. Many homeowners would like to sell, but they don’t know where they would go. There are not enough homes to choose from on the re-sale market. Building a new home is nice, but it’s 6-10 months depending on the development and the builder. Consumers see an opportunity to sell their home this selling season, but if they do, they may be homeless. So what are the options if you really do want to sell your home at the peak of the market? Before we answer that question, think about this: If you sell (1 comments)
selling your home: Flat Rate Fee Companies By Marc Bayes

What’s the question on everyone’s lips? How’s the market? So, how is the market? It’s up, it’s fast, it’s strong, and it’s a seller’s market. Seller’s market means low inventory higher prices and much more competitive offers. In fact, majority of sellers are selling their homes for the asking price and higher. The more this information travels, the more people will stop thinking about selling their homes and start to sell them. Next comes a pitfall that just about every seller has had to deal with: commissions. The problem, with selling your home using a realtor, is that it comes with a (1 comments)
selling your home: What’s Your Reason for Moving? By Marc Bayes
- 08/27/14 05:45 AM
As we approach September we’re really approaching the second selling season. We are ramping our sellers up for the highest dollar and having them do everything they can to their home to get it. The question that needs to be asked if you’re considering selling your home is what’s your reason for moving? While homes have value and those values rise and fall just like the stock market they aren’t however stocks. In a seller’s market you can’t sell high and buy low. It just doesn’t work like that. So, what’s your reason for moving? This is such an important question that I (2 comments)
selling your home: Fixing and Renting By Dan Polimino
- 04/11/14 03:27 AM
If you read my column from last week, you would know that I was talking about how hard it is right now to find a good fix and flip home. Inventory is so low that contractors cannot find enough good homes to buy to sustain their fix and flip market. I have resorted to knocking on doors of duplexes that are not even listed for sale. If you want to re-read that column, go to coloradodreamhouse.com/blog. This week, I want to talk about whether or not you should fix and flip the house or fix and rent. Fix and flip has been most popular (0 comments)
selling your home: Anything Can Be Fixed By Dan Polimino
- 04/11/14 03:13 AM
These days, when I put a buyer under contract with a home, I can almost write up verbatim what the inspection report will say. It seems that there are just a few items that always show up on an inspection report. Here is a partial list of what I see day after day and report after report.
1) Furnace and air conditioning coil needs to be serviced, cleaned and certified. I think every inspector puts this down. Sellers, take note, have your furnace and air conditioning coil cleaned, serviced, and certified before putting the home on the market. It only costs (0 comments)

selling your home: How To Select A Real Estate Agent. By Dan Polimino.
- 07/15/13 10:08 PM
I am sure that there are a lot of ways to select a real estate agent. For example, some people like to hire an agent that has sold a lot of properties in that particular neighborhood; others like to hire friends, while others look for referrals of a good agent to hire. Whatever your means for deciding which real estate agent is right for you, I think that most people go through a selection process, and I think the process goes something like this: 1) Like Them. Most people want to feel comfortable with the person they are hiring, and that usually (1 comments)
selling your home: Pre – Inspection. By Dan Polimino.
- 05/31/11 01:21 AM
There is no question that inspection is one of those days in the home buying and selling process that is stressful for both parties in the transaction. Buyers are always worried that they are going to find something seriously wrong with the house that they just made an offer on, while sellers are worried that there is something seriously wrong with their house. In most cases, the buyers, sellers, and their respective agents don’t breathe a sigh of relief until the inspection period is over and has been resolved. One way that sellers can relieve their stress ahead of time (2 comments)
selling your home: 5 Deal Killers. By Dan Polimino.
- 04/26/11 02:59 AM
We just started the selling season four weeks ago and the market has been heating up nicely. Sellers are moving their properties and buyers are getting their deals. Buyers still have the upper hand; so today, I want to talk about five things that can for sure kill an opportunity for you to sell your home. * The home shows dirty. This is probably the number one deal killer. If the buyer gets the feeling that you don’t take good care of the home, forget about selling it anytime soon. In most cases, the buyer will walk out without even (6 comments)

selling your home: Selling Your Home Over the Holidays, Part 2
- 12/05/08 08:54 AM
Last week we discussed the pros and cons of listing your home before the holidays. Does it make any sense? Will you have any showings, or are you just going to be inconvenienced? To check out that column, go to CoDreamHouse.com and follow the link for "News." Today let's talk about whether or not you should take your home off the market for the holidays if it's listed right now. Here, it makes sense to reference last week's column. Recall that all-important barometer question we pondered: Do you need to sell your home quickly? If the answer is yes, then the (0 comments)
selling your home: Good Luck with That Inspection
- 06/18/08 07:21 AM
The buyer found the right home, in the right location. The seller even agreed to the terms and price, but there's still a good chance this deal will never make it to closing. Why? Because more real estate deals than ever before are falling apart at the inspection. Buyers maximize their leverage in this market to beat up on sellers, and frankly it's getting a little out of hand. Of course, if you're the buyer it may sound great, but life experience tells me when the pendulum swings too far in one direction it's not a good thing. Here's what I (2 comments)
selling your home: Who Wants to Pay Big Commissions? Part 4
- 01/28/08 11:36 AM
This is the final blog on a topic we've been looking at over the last several weeks regarding real estate broker commissions. Some people think discount brokerage firms are the way to go. Why not pay the lowest commission possible because "Hey, my house is a palace and anyone could sell it." Or another common practice is to hire a reputable agent at a good firm and then negotiate him or her down to the lowest possible commission rate. If you've followed this blog over the last few weeks then by now you realize these strategies have some flaws. Last week we (1 comments)
selling your home: Who Wants To Pay Big Commissions?
- 10/10/07 07:04 AM
So, you're selling your house and looking for a real estate agent that is offering a discounted commission rate. You've decided there's no way you'll pay a full 7 percent commission, or even the 6 percent rate that most agents pitch as part of their fees. You would, however, consider 5 percent or less. Let's take a look at this commission strategy and see if it really does save money and sell your home at the same time. First, let's gets agree on two important points. You want to sell your home for the highest price possible and the real estate agent wants (3 comments)
