Yes,  the real estate condo market is HOT! Yes, You can flip your unit for immediate profit! Yes, You can rent your unit! Yes, Revenue Canada;  affectionately referred to as CRA  is made aware of the transaction. HOW you ask?   You pay Land Transfer Tax on your purchase; Tarion Warranties apply.  Even in a Flip there are disclosures. You can sell your unit and claim the [HST] tax on closing or if you rent your unit and provide a copy of the lease; preferably you will pay the tax and request a rebate a year later.  Personally, people try to slip … (1 comments)

agent: The Dollar Store of MLS Shopping - 12/01/10 01:38 AM
Yes! We all want the lowest price. One company has made this their business credo. The Lowest Price is the Law! But for every benefit there is a cost.
With Real Estate Listings I have observed with fascination the brokerages that are racing to offer the lowest prices for just listing a house; [the concept is termed mere listing] We are merely providing a Listing Facility.
Contained within the listing is a Schedule B, The terms and conditions of selling your home.
It usually contains a clause that indicates a) You have the opportunity to seek outside advice [ILA] b) the … (0 comments)

agent: Will you put qr Codes on your For Sale signs? - 10/28/10 03:54 AM
Real Estate agents in Toronto that are tech savvy are now adding qr codes to their for sale signs and business cards.

If this is on the back of their business card; they are providing you with all their contact information for the Linked In, Facebook and Twitter [amongst others] that people are now using to integrate social media into their marketing. This will also contain their contact telephone numbers and a short 250 character text field.
The extra edge would be to print this one time code, on the for sale sign of a house as you drove by … (2 comments)

agent: Would you stop - OPT out of Yellow Page Advertising? - 02/06/10 11:07 AM
So many of the houses I visit have the new Yellow Pages wrapped in plastic, sitting on the front porch. What will you do? Will you bring them inside? Advertising rates and new media for distribution ie Google has everyone quaking in their boots. Should you spend thousand's of dollars per month to advertise, but, It was SO effective before; Yes, 20 or 30 years ago. YellowPages was the Big Dog. Now, when I am in a condominium lobby, I see two skids of yellow pages waiting patiently by the mail room. In one corner the shrink wrap has been peeled … (2 comments)

agent: Buy the Civic Center in Etobicoke? - 01/29/10 11:26 PM
It was my pleasure to interview the past Mayor of Etobicoke, currently sitting Toronto Councillor Doug Holyday. This distinguished gentleman has served a long term in the public sector.
In attending the offices at the Etobicoke Civic Center, my consideration was what a fabulous location on and off the highway that would better serve as high rise high density mixed use being a combination of retail commercial with residential above. [Hard not to be a realtor]
This became one of our conversational points. If the City moved its west offices to one of the subway hubs, either Kipling or Islington, and … (2 comments)

agent: Realtor reveals How you can Take Advantage of FSBO's - 01/25/10 03:03 AM
Now, you will beat any for sale by owner everytime. An experienced negotiator will track down the meaningful and important details of a real estate transaction. You need to ask all the Big "D" questions. Are they selling because of death, divorce, debt or some type of disaster. You need to ask as many WHO WHAT WHEN WHERE WHY HOW questions as possible without revealing your own position. These questions should include;WHY is the vendor selling?HAVE they bought another property?WHAT possession is most preferable?HOW long have they owned the property?HAVE they had any other offers?ARE the vendors just trying the market?HOW … (1 comments)
