buyers agent: This house is FU with P - 10/31/09 11:16 PM
This house is definitely FU with P.
The first time I heard it, I was a touch shocked. Did I miss something? Was it slang? Could I have missed their intended comment.
Real Estate has many acronyms that we need to learn. The most common it seems is furnace which regularly is referred to as GB & E [gas burner and equipment]. One that seems to have retired is SS&SD, Storms, screens & storm doors. No one seems to mention the myriad of extra outside windows that are bolted, screwed and wedged in to protect us from a Canadian winter. … (7 comments)

buyers agent: Buy an EX Grow house in Mississauga - 10/15/09 07:05 AM
Illegal marijuana-growing operations, which take advantage of large properties or are conducted in a rental unit whose title is in someone else's name, have become more visible in the past 10 years, said Jim Murphy, president of the Canadian Association of Accredited Mortgage Professionals.
Stan Gelman Lawyer Mississauga is of the same sentiment; Buyers need to protect themselves when buying Marijuana grow houses. These properties are not legally suitable for habitation because of the potential for health damage from Mould. Often renovations have been made to the structure that need to be repaired. A qualified and reputable Home Inspection Company … (4 comments)

This video from David Chomitz TV is a tongue and cheek look at Real Estate and the people in your home buying program, Home inspectors, advertisers, on line websites, or in reality everything and what the For Sale By Owner will not tell you. Yes, The Location sounds Perfect, Yes we are close to Town, Yes there are many amenities. Yes, the website said,... But, What you really need to hear is..... buyers agent: Will you tell them what needs to go? - 10/08/09 07:09 AM
Yes yes, I know that you have lived here for 35 years. Yes, I know that you marked all their heights on the door frame every birthday. But there comes a time when you need to sell the house to get the most money out for your retirement. Will you tell Mom and Dad what they really need to hear? Will you be objective and hide all those momentous and memorabilia. I have an easier solution. Lets call an experienced Home Stager. Christine's Motto is Stage. Save. Sell.

buyers agent: Are you preparing for this Shopportunity in Etobicoke and Mississauga? - 08/17/09 09:12 AM
To know where you want to go you must understand where you are, so that you can plan your journey. If there is no planning we are often dissatisfied with the results. In Real Estate that means you will be unhappy with what you bought, because you did not answer the basic questions. Where do you want to live and why?
Lets recap: The Sky has Fallen, The Sky is Falling, The Bubble will Burst, The Bubble has burst, The recession is coming, the recession is over. The World will end with the Mayan Calendar on December 12, 2012. The problem … (0 comments)

buyers agent: Why buying a Home is like shopping for women's shoes - 08/12/09 10:51 PM
Gave this topic some thought, tongue and cheek, and then considered that  indeed, home buying, could be considered very similar to shopping for women's shoes. Sometimes they are on sale, we always seem to want the most expensive ones and there are literally hundreds to chose from.
Top Ten list for why House hunting is like shoe shopping
1) Looked great in the store but was unsuitable when I brought them home.
2) Was a snug fit I would grow into, but resulted in gross overcrowding when used all day.
3) Always needs maintenence for colour touch ups and repairs.
4) … (3 comments)

buyers agent: Need to be Humbled? - 08/04/09 04:27 AM
This past holiday weekend, while many were out BBQ'ing and playing by the water, I was out with a single Mom, looking for a condo in the Michael Power, Islington and Bloor (Kipling) location. We found a suitable unit, prepared an offer for full asking price and proceeded to line up at the offer presentation table. Our offer was unsuccessful as one was all cash and ours was conditional only on financing for three business days. (The minimum requirement for a CMHC hi ratio approval.) The Buyer was disappointed and we will see in a few days what the unit actually sold … (1 comments)

buyers agent: Mortgage Financing Bait and Switch - 03/24/09 01:14 AM
While hosting an open house, it is a standard question to ask prospects as they are viewing the home, "Are you under contract with an agent?"
One of the newest responses is that the "agent" is providing financing for a purchase a full percentage point lower than the lowest quoted rate I am aware of.
My first response was surprise.. That low?   How are they doing that?
Having been around for two decades I am familiar with interest rate buy downs that were very prevelant in the late 80's and early 90's. So I decided I needed to investigate.
 I … (0 comments)

buyers agent: Time to Finger Print Ontario Home Sellers? - 03/24/09 01:11 AM
Chicago Home sellers will need to be finger printed
To help combat real estate fraud the city of Chicago is requiring starting June 1st that homesellers provide a fingerprint. With rampant fraud occurring in the city, this is not a bad idea. But being a libertarian, the idea of a government official taking my fingerprint disturbs me. I would like to see that these fingerprints be destroyed after a period of time.Fingerprinting is something we often associate with crime. So the fact that Cook County home sellers will soon have to provide a thumb print left some people shocked."I wouldn't like … (1 comments)

buyers agent: Appraisal for your Toronto Home - 02/02/09 12:39 AM
Appraisals for the purpose of the Lender (Mortgage Company) are to ensure that their lending amounts are in line with the borrowers purchase. Simply put, The amount you are borrowing against a house, is valued in the range you are buying for.In a Seller's Market, where we had multiple offers, and Buyer's furiously competing with each other, an appraisal was not as critical... in theory the house would /could be worth more tomorrow. Ostensibly by the time you moved in, 90 to 120 days later you may have instant equity. But in a Buyer's Market, the appraisal is ever so critical. The … (0 comments)

buyers agent: Will the Spring Market Last 13 Seconds? - 12/13/08 04:44 AM
Everyone will talk about the Real Estate Market in Toronto over the seasonal festivities that we enjoy at this time of the year. Will the Market go up? Will the market collapse? Buyers who were priced out of the market and have been waiting on the sidelines have said "I'll Buy when.... the prices are cheaper? Interest Rate Shoppers will come out when.... the Rates come down.
Here are my thoughts;
Housing is based on confidence. Confidence in your job, your home life and your financial security. Where and What you will buy is based on your family need. Interest Rates starting … (0 comments)

buyers agent: Executive Townhouse Toronto west review - 11/11/08 04:36 AM
In preparation for a listing presentation I made a graph of the last sales in a particular townhouse complex that is in a demand neighbourhood near the Islington Subway. What would you tell a Listing Prospect?
The last sales in 2008 are 440.0, 458.0, 469.0 448.0, and 468.0 thousand.Human nature wants to have the highest value for their sale as their home is naturally the best in the complex. Since the last sale, we have had a stock market adjustment and a real devaluation of all capital assets.
If we assess this based on the Toronto Market Watch reporting decline of 15% … (0 comments)
