etobicoke homes: Run to Show anyone? Or Qualify the Prospect? - 04/30/14 11:57 PM
As soon as they phone on your listing, do you run to show the property?  Do you ask any qualifying questions?   Can you afford it?  Have you been qualified by a Lender.  When do you need to move.
Are you under contract [Buyer's Agency Agreement] with another Broker?

Hi there can you show me that listing by the water?
No Problem,  Are you working with an agent?
Yes I am. She is in Toronto but she's unavailable right now.
Are you going to have her show you the property?
Can't you just show me and I can talk … (0 comments)

etobicoke homes: Our Toronto Life - The adventures of Cy and Judy - 11/12/11 02:59 PM
A wonderful young couple graced my life;  Cyrus and Judy recently married and relocated to Toronto from Vancouver.
Dozens of showings, involvement in a few offers, then success with a multiple offer where a BULLY offer pushed events forward a few days.  We prevailed.   The strategy to have the Buyers standing nearby and actually entering the house for a "refresher" look around afforded the opportunity to meet the Sellers and develop a relationship.

I am pleased and proud to count Cy and Judy as my friends.  Our Toronto Adventure will have a life of its own.  We strolled … (1 comments)

etobicoke homes: Selling your home With Social Media - 09/10/10 06:24 AM
Sell your home using social mediaGone are the days of newspaper classifieds. Savvy sellers are turning to Facebook, YouTube and Twitter to market their homes.
Wanda Reglin recently sold her home in Nanaimo, B.C., after it had been on the market for two years. Described as a "gorgeous four-year-old, executive, level entry home with full walkout basement and brilliant southern exposure within walking distance to spectacular beaches," she had it listed on a variety of websites, including craigslist, Kijiji and the local UsedNanaimo.com. etobicoke homes: What's with the new MLS.ca - 10/15/08 12:47 PM
Recently while surfing the Real estate bulletin boards, I found this...What's with the new MLS website?I regularly search Toronto properties on the MLS at mls.ca and have always used the simple interface to choose my region (W01,C01 etc), price, type of dwelling and the number of listings per page.
