etobicoke: How you can dominate on Google - 05/21/11 07:16 AM
Sure it is possible;  You need to make a plan, decide what you want then work on it.
First decide on the phraseology that you want to dominate.
Mine is Homes west Toronto,   If you google that phrase I have a strong presence, but there are others in my long tail keyword concepts.
You need to develop 6 different concepts to make it work.
1) You need multiple blogging platforms that contain your unique works and you can add local comments onlocal news items, your rebuttal and commentary
2) Website with local content the describes you and your unique selling proposition, the services you … (0 comments)

etobicoke: Dear For Sale by Owner - 05/11/11 02:47 AM
The Next time a For sale By Owner opens up to me about how agents do nothing... I help them overcome their fear, uncertainty and doubt; I help assage their insecurities, I help them secure financing and move forward with the first or second large ticket purchase of their lives. Selling is a profession. It's hard work. Ultimately, it's rewarding, because the thing you're selling delivers real value to the purchaser, and your job is to counsel them so they can get the benefit. http://sethgodin.typepad.com/seths_blog/2011/05/selling-vs-inviting.html I am observing a situation right now where a [FSBO] is selling their "nest egg" and … (1 comments)

etobicoke: How are you handling being 50 plus? - 04/27/11 02:42 AM
Being an Accredited Senior Agent and working with families, I am more aware than most of the needs and demands that aging places on our life style. Consider the sheer numbers.
The current figures will grow so quickly with the Baby Boomers (the 7,000 turning 65 every day mentioned previously) that think-tanks are working madly to try and figure out how community life will change.
According to statistics kept by the U.S. Bureau of Labor, 76 million Boomers (which make up 43 percent of the current U.S. work force) will be eligible to retire in the next 10 years but … (2 comments)

etobicoke: You should be afraid It could happen to you! - 01/22/11 02:16 AM
We are all afraid of... Yes the neighbour from Hell! Who lives next door; How do they keep their place? How will we get along? This is a fun although sad vignette that I found in MacLeans
The builder tells a different story: “[The client] spent more than he intended; he asked for things that weren’t part of the contract, and he manufactured deficiencies.” The matter went to court, resulting in suits and countersuits; issues remain before the courts, which is why none of the parties agreed to be named. A few months into the fight, witnesses report, the businessman … (3 comments)

etobicoke: Men and Women are different! - 01/10/11 04:06 AM
Kim Kargus was recently divorced and looking for a home to buy for herself and her daughter. The 36-year-old child protection worker loved the look of a three-bedroom house in Cobourg, but was a bit nervous about putting in an offer. She had always rented and was concerned about taking on the debt, a mortgage and the day-to-day responsibilities, from plumbing to electrical, of home ownership.
“When you are renting and something goes wrong, you can call your landlord to come and fix it. But when you buy a house, it all falls on you,” she says. After doing some … (1 comments)

etobicoke: I Believe in Toronto Market Watch Update Dec 2010 - 12/03/10 03:12 AM
In November 2010 there were 6,510 sales for the month. Although this is a bit slower than last year, these are very strong numbers. The number of homes for sale has dropped dramatically and we’re down to only 15,K units right now. In the GTA as a whole, we currently have less than 2 ½ month’s supply of homes for sale. This is still considered a “Seller’s Market”.

The West end as a whole? 5,883 listings with 2,342 selling. In the millionaires Row of housing in Etobicoke there were 196 available with 94 selling. Bare in mind that the … (1 comments)

etobicoke: Will you put qr Codes on your For Sale signs? - 10/28/10 03:54 AM
Real Estate agents in Toronto that are tech savvy are now adding qr codes to their for sale signs and business cards.

If this is on the back of their business card; they are providing you with all their contact information for the Linked In, Facebook and Twitter [amongst others] that people are now using to integrate social media into their marketing. This will also contain their contact telephone numbers and a short 250 character text field.
The extra edge would be to print this one time code, on the for sale sign of a house as you drove by … (2 comments)

etobicoke: Lets Update the Toronto Real Estate Market - 10/09/10 10:09 AM
I want to keep you updated with the Fall Toronto Real Estate Market. There have been many negative stories in the media recently about how the market is “slipping” or that “prices in a housing bubble”.
Here is some interesting news that will take another week to be released to the media .... & because it isn’t Headline grabbing doom and gloom, they likely won’t report it. After reviewing the latest sales figures for the Toronto Real Estate Board;
We are continuing in a “SELLER’S MARKET”!

The New Toronto parking bylaw came into effect; you may just need to improve the functionality and space inside your garage;
http://toronto.ctv.ca/servlet/an/local/CTVNews/20101005/new-parking-bylaw-101005/20101005/?hub=TorontoNewHome

Parking in Toronto just got a little more complicated thanks to a new bylaw that restricts how many vehicles homeowners can park on their driveways.
City council quietly passed the regulation, part of the new harmonized zoning bylaw, at its last meeting of the summer, CTV has learned. The bylaw took effect Oct. 1.
The law allows residents with a single-car garage to park one vehicle in the garage and one on the driveway. Those with double garages may park two … (1 comments)

etobicoke: The Hail Mary Pass; The Happy Ending! - 08/14/10 02:28 AM
We all know that real estate is for the long term; have and hold for 20 years has historically returned 100% on your purchase price. Now, we are looking at selling, downsizing, liquidating ASSETS, YES, assets and we are instantly drawn to the longshot of profit. GREED! Is it human nature? Will we always continue this way? Here's where I am coming from, When you are selling Mom and Dad's homestead, we need to ensure and inquire about many details. So many promise the world but do they really deliver. I ask the pragmatic questions.Does the property have an occupant? You … (3 comments)

Yes, you know your home the best...But the buyers interests and focus are not necessarily the same as yours.
