house: You CAN do everything yourself - 05/15/14 12:13 AM
Doing Everything yourself Could save you money, usually it is time consuming and nets a poorer result. http://SellinginToronto.ca
Family Law Court in Ontario is CLOGGED with unrepresented litigants because of the expense of using lawyers.  with that comes a lack of proper process, forms, disclosure, obligations and the ever present; I didn't KNOW I was supposed to do that!
Can you imagine how our legal systems would be clogged with Self negotiated real estate transactions, private buyers and private sellers neglecting time lines and waiver needs.  Did you cancel that contractor?   Did you pay cash for that roof repair?  Who rewired … (2 comments)

house: Do you need that iPad? - 01/07/14 05:59 AM
An ipad won't help that older couple that are selling a home after 40 years of memories and not discussing the door frame with Johnny's height carved in every year on his birthday. They crave the comfort of fondling a piece for paper that makes a break with the past. The signing on the dotted line that signifies a commitment.  "Honey,  How does the offer Feel to you?"
The iPad won't help the out of town seller dealing with the estate. How will they catologue and sell the contents from there?
Yes, using the EVERNOTE record audio button is quick for … (0 comments)

house: This house really Stinks - 12/14/13 06:42 AM
It really does smell badly,

Smoking, Cooking Odors. Animals. Many sellers get used to the smell of pets and gym bags in their home and don't realize how overwhelming the scent can be to potential buyers.
"These people are not thinking about how this IMPACTS their property,"
My Mentioning the odors may alienate you as my sellers; We still need to deal with it to get the best price. But as my Buyer you could get a better deal by offering less than the asking price. Chances are, other buyers will have noticed the stink, too.
Call me; Lets Talk about you … (2 comments)

house: Self represented Home Buyers want cash back - 07/26/13 12:50 AM

I drove past that for sale sign and picked it myself!

I go to Sobey's and select my grocery purchase.   I fill my cart; wait in the self checkout line, bag my own groceries, pay by card and leave.  Where was my discount?

Who started this SELF REPRESENTED Nonsense... I filled my own shopping cart at STAPLES. Now you do the paperwork but I want CASH BACK?
Try that at your Bank for a mortgage! You're doing your own appraisal? How about the dentist? Your own fillings?  When you are closing a real estate transaction; tell your lawyer you will … (0 comments)

house: Why am I presenting your offer? - 07/14/13 01:23 AM

Why am I presenting your offer to my Sellers?

They expected an offer presentation where we would negotiate. You sent me an email or faxed the offer.

I don't know your clients capacity, intent, top price, ability or wherewithal to conclude the transaction. If you told your clients the market is up/ down 10% They want a deal, a discount and they want to negotiate.

Let's presume the following;

There are two offers Both offers are relatively equal with small differences One agent is in attendance. His Buyers are in a Horton's nearby and anxious. The … (3 comments)

house: They don't have to tell you about the floods - How will you know? - 07/11/13 08:17 AM
You thought you took your time and asked all the right questions...  Everything looked so freshly painted and well finished.   It wasn't finished, It was masked and hidden.  They lied. They neglected to tell you.  SPIS won't save you.
We have had two major floods in Toronto in the last few years. Storm Damage has been swift and indiscriminate.
They sweep out the water.   The broadloom has dried and dehumidified for weeks / months.  Now, that house is up for sale.     How will you find out what happened in the past.    I do.   Home Verified … (3 comments)

house: Staring over the fence - Do you covet thy Neighbour? - 04/22/13 11:09 PM

Do you believe "ITS" better on the other side?

When you are looking for a condo; what is the criteria?   Display and presentation?  The ostentatious lobby and double foyer.   But the suites tend to be smallish and less with upgrades. Older is larger.   Maintenance is a concern.

Is it the front lawn and the landscaping.  A Buyer's First Impression that pleases the eyes? Once you are inside that perfect detached home, is their styling exactly as you wish your future home to be?

Before you start comparing features and benefits of homes lets take a … (3 comments)

house: Selling FSBO or Mere Listing - Where do Buyers come from? - 03/03/13 08:36 AM

For Sale By Owner Toronto

It might be tempting to save some money by trying to sell your house on your own, but consider this; Almost 1/3 rd of all sales come from agents to agent sales, who work the neighbourhood or past Client referrals, people we have worked with before.

This means that my database of past and existing purchasers is your best opportunity to getting your house sold for more money in less time.

house: Do you present your offers in person? - 02/24/13 12:14 AM
You are selling your house.. I want to present my offer in person...
Why? I represent the interests of the Toronto BUYER and I want to ask these simple questions.

Was this house every used for Notorious means? Death, Grow Op, Drug House? What else is on this street? REALTORs are required under the Real Estate and Business Brokers Act [REBBA] to disclose any “material facts” that could affect the value of a property, including a murder, suicide or suspicious death. Is there anything in this house that would negatively impact my buying decision? Is there anything on … (6 comments)

house: There are other 905 's Eh - 01/28/13 12:52 AM
You started a life in Toronto;  your condo selection was based on Price and Proximity to your office.
Now we telecommute, Now you have a family.   New Land Transfer Taxes are punitive to second time buyers and your bang for the buck is higher in the 905's.

The OTHER 905's Eh,
Torontonians looking to escape the city for the suburbs often look west of the city to areas like Brampton, Mississauga,Oakville and Milton, but as some are finding out there is a land beyond Scarborough with much to offer buyers looking for a little more space and a smaller … (2 comments)

house: Is your mortgage up for renewal? - 12/20/12 11:08 AM
We need Informed Mortgage Decisions;  We believed the Bank would give us a deal at renewal for never missing a payment.

When you bought your home, you thought you were staying a while.  Either you continue with your mortgage to term and renew or you may need more options.

Breaking your mortgage prior to the renewal or renegotiating may involve penalties.  You may have an opportunity to benefit from the new lower rates by renewing now; even with a penalty.

We can Deal with a Renewal or Refinance

If your mortgage is with a Canadian Bank that … (2 comments)

house: Have you converted your Powerpoint to an Ipad Presentation? - 11/07/12 01:51 AM
Interesting that the OLD Powerpoint presentations can be updated to Keynote and played on an iPad.  But the ipad is such a VISUAL medium that the TEXT seems sooo... outdated.    Better to have infographics and better PIC's to illustrate the Value we provide as Real Estate Agents.    I am in Toronto Canada,   Reach out and say Hello.

I would love to see some other samples as Realtors move to othe rdisplay platforms.

house: Can Orthophobia be Cured? - 08/22/12 11:15 PM

Do you suffer from Orthophobia?

Orthophobia is described as the fear or owning property.

Whats the Cure?

Traditional Methods include:
Exposure Therapy
Talk Therapy
Behavioral Therapy
Shopping Therapy
Gradual Exposure and Immersion

The principle of this approach involves exposure to Toronto Real Estate Prices and the gradual desensitization to orthophobia. During the sessions, you will learn to tolerate the anxiety of Principal and Interest payments triggered by exposure to your own home and growing equity with the help of relaxation techniques.

At your FIRST back yard BBQ you should be surrounded with family and friends.  Plan your … (0 comments)

house: What will you say in 2015? - 03/29/12 04:05 AM
Could have?   Should Have?
Toronto real estate prices for detached properties show no sign of any price abatement.
Will today's prices for a single family detached home be viewed as a bargain in the future?
Can you ever time the market?
Canada Mortgage and Housing issued some insightful graphs.
http://www.scribd.com/doc/87231766/March-Outlook-2012
Have a look and consider the details and source of information.
While condo's are becoming over abundant in the next few years  they are holding an average of $425 to 495 per square foot in recently built product.
However the detached sigle family homes in West Toronto continue to … (0 comments)

house: Toronto Forecast 2012 Real Estate - 12/29/11 07:23 AM
Will we have the sky rocketing interest rates? Will the Toronto Condo Bubble Burst? How is our unemployment rate? The global scandals and economic meltdown of entire nations was not shared by Canadians.

The Canadian housing market has demonstrated tremendous resilience in recent years, but 2011 stands out. Instead of responding to economic concerns both here and abroad with a retreat in sales and prices, residential real estate markets actually experienced an upswing in the volatile third and final quarters. While clearly not impervious to the impact, Canadian consumers are intent on making their moves now, in advance … (0 comments)
