listing agent: Run to Show anyone? Or Qualify the Prospect? - 04/30/14 11:57 PM
As soon as they phone on your listing, do you run to show the property?  Do you ask any qualifying questions?   Can you afford it?  Have you been qualified by a Lender.  When do you need to move.
Are you under contract [Buyer's Agency Agreement] with another Broker?

Hi there can you show me that listing by the water?
No Problem,  Are you working with an agent?
Yes I am. She is in Toronto but she's unavailable right now.
Are you going to have her show you the property?
Can't you just show me and I can talk … (0 comments)

Very proud to have some of my content for Toronto Real Estate and the Seller's Disclosure (SPIS) picked up by Bob Aaron and the Toronto Star. Yourhome.ca article posted here;
Few real estate experts know more about the Ontario disclosure statement than Barry Lebow, who has testified as an expert witness in as many as 600 trials involving real estate issues.
In a video Lebow posted on YouTube, this question was posed to him: If a client asked you “should I or should I not sign a Seller Property Information Statement,” what would your definitive answer be? Lebow’s one-word … (0 comments)

listing agent: You should be afraid It could happen to you! - 01/22/11 02:16 AM
We are all afraid of... Yes the neighbour from Hell! Who lives next door; How do they keep their place? How will we get along? This is a fun although sad vignette that I found in MacLeans
The builder tells a different story: “[The client] spent more than he intended; he asked for things that weren’t part of the contract, and he manufactured deficiencies.” The matter went to court, resulting in suits and countersuits; issues remain before the courts, which is why none of the parties agreed to be named. A few months into the fight, witnesses report, the businessman … (3 comments)

listing agent: Where is better than Bloor West Village? - 10/16/10 07:47 AM
When is one location superior to another; Ok ok we are firmly in the Bloor West Village Toronto neighbourhood and comparing Beresford to Armadale or is Colbeck a superior location. Is it OK to pay this much money for Runnymede? What about the side of the street to the west of Jane; Where does it become Old Mill? Past the bridge? On the South Side it is called Brule Gardens, the street and neighbourhood is referred to as Riverside Dr., as riverside follows the top and bank south from Baby Point to Lake Ontario at Ellis Avenue. So a ravine lot … (0 comments)

listing agent: Listing on the MLS for a Penny.... UMM Gimmick - 06/12/10 05:32 AM
New business Models and will they succeed.
Last month Jain launched [a new company] where realtors get to bid for prospective customers. Potential vendors place their listing on the sit, and agents send in a marketing plan and other details, such as how much they expect in commission. “Why not have agents competing for your business? The homeowner wins because he gets the best basket of services and price,” said Jain. http://www.yourhome.ca/homes/realestate/article/822415--upstart-real-estate-companies-launch-war-on-commissions#comments
This is absolutely correct! If you are buying a cantaloupe off the produce shelf. You could squeeze a few melons and make a selection. Every Seller will select the … (3 comments)

listing agent: Will the Spring Market Last 13 Seconds? - 12/13/08 04:44 AM
Everyone will talk about the Real Estate Market in Toronto over the seasonal festivities that we enjoy at this time of the year.Will the Market go up? Will the market collapse? Buyers who were priced out of the market and have been waiting on the sidelines have said "I'll Buy when.... the prices are cheaper? Interest Rate Shoppers will come out when.... the Rates come down.
Here are my thoughts;
Housing is based on confidence. Confidence in your job, your home life and your financial security. Where and What you will buy is based on your family need. Interest Rates starting … (0 comments)
