You locked your keys in the car. You are holding all your purchases.  It's raining. You called someone to open the car door.  Rescue Me!
 
You find a service that will do a late night call out to your location; it will take an hour to get there and find you.  ....You wait impatiently.
 
They showed up and fix your problem.  Why are you NOW pissed that their job was completed in just 10 minutes and they want $150 just for showing up?

Pre- recession in the 90's the Big For Sale by Owner [FSBO] concept was Peartree.  Now we have Comfree and Property Guys. They give you a sign, some frames for your open house placards, some general instructions and you are on your own!  They post your ad on their website. Some add your listing to the MLS System.

The traffic and inquiries seem perfect?  But where are the offers?  Who helps the Buyers to move forward and create some urgency and focus?

So how do we deal with that?

Cold calls
Spam or Drip Emails
Junk Mail / Flyers

When you meet at an open house or event do you send a personal handwritten Thank you note? Confirm their appointments with a Text?  Or do you work the [event] room until you have shook every hand with a business card?

If you are able to use the GPS in your car;  surf the MLS, check realtor.com, review the TOUR of home you have planned by looking at the listings and their interior pictures while enroute, hand the iPad to your buyers to make notes ( EverNote ) and send themselves the pictures they took during the home tour by email when they are done/
You discussed and showed them the Buyers Agency agreement prior to the HOUSE shopping tour.

We were in a hurry yesterday with duplicating keys for an estate sale. At the closest hardware store I was directed to an irritated "minimum Wage" employee that reminded me that their price was the lowest. "Cheapest Prices for Cut Keys" he chimed
The second key, they didn't carry that particular blank, but that "More Expensive" fellow up the mall did. At the second store I was greeted by the proprietor who looked at the key to be duplicated and warned about the price of the blank; "I need it". Back to the house to try the key...
