I was showing a vacant property in Elkridge, MD today. It is a very nice house with lovely finishes - trendy gray wood floors, white kitchen cabinets with light gray granite, tiled back-splash and black stainless steel appliances. Clearly, the investor has done a great job with this property. But, he did not have it staged before he put it on the market and thus, instead of noticing the lovely finishes, my buyer kept wondering where his couch and TV could go! 
Staging is not just something we advise our seller clients to do for no reason.

I am a huge proponent of staging properties, whether occupied or vacant, staging is well worth the effort and investment.

When I listed a colonial on a pretty cul-de-sac in Glenn Dale, MD last summer, the owners and I had staged the property utilizing existing furniture and bringing in accessories from both our homes (yes, I frequently use my own stuff to help out my clients). It was decluttered and depersonalized, spruced up and warmed up, organized and ready. It showed beautifully and resulted in 3 offers.

5206 Devonport Ct in the Glenshire Estates subdivision of Glenn Dale, MD is SOLD - $11,000 over asking!
When we put 5206 Devonport Ct on the market at the end of April, I was confident that we would get it sold quickly. The Colonial sits on a pretty cul-de-sac, there is very little turn-over in the subdivision and the seller had done a fantastic job preparing the home. It didn't take long for us to receive 3 offers and under contract we went.
