dreamfinders: Shop by August 15th to get your $8000 tax credit! - 07/23/09 03:28 AM

In SC, the mortgage market just got tighter.  My trusty mortgage broker, Caleb Legrand, just asked me not to send him any more contracts with less that 45 days to close.  And if I need Rural Housing or VA, no fewer than 60 days.  All the rules are changing July 30 to help protect you from loan fraud, and that's extending the time it will take to close a loan.
Once you backdate from the tax credit expiration, we need to hurry up and find your house!!  You must close by November 30th to get your $8000 first time home … (0 comments)

dreamfinders: Don't you just hate voice mail?? - 09/18/08 06:01 AM
I have three people I have been playing phone tag with today.  Two are after me, and I'm chasing the other.  But with all three, both sides keep getting voice mail!!  I leave a message, they leave a message.  I'm sure they hate voice mail as much as I do.  It's taking us all day to have one single conversation.  But I guess voicemail is better than a busy signal... ;)

dreamfinders: SC Govt too involved? - 09/16/08 03:01 PM
My mom mentioned a news story this evening about price gouging.  She says the state attorney general got 22,000 emails about gas stations price gouging in SC last weekend and issued 1200 warrants over it so far.
I'm not sure I like the government getting this involved in market prices.  We're as tight financially as the next family, but if we invite the government to regulate market prices in the gas industry, what's to stop them from coming to real estate commissions or commodities exchange prices or the price of a gallon of paint next?  The SC public helped create the price spike … (1 comments)

dreamfinders: A Lizard in the fridge? - 09/16/08 02:20 PM
My 2nd grader has his first science project to do - an insect collection.  I sent him out with 4 ziplock bags and instructions to find 4 live bugs, bag 'em and freeze 'em.  My 2nd grader comes running back with his first catch - a grasshopper.  We ooh and aah over it, and he heads to the freezer.  Then an ant, then a fly.
My 4 year old comes running in and says he's caught a lizard.  "A live one?" I ask, rather horrified at the thought of a lizard getting loose in my bedroom.
"No, it's dead.  See?" And … (2 comments)

dreamfinders: Getting your home sold! - 09/15/08 05:28 AM
When it's time to sell, and you've done everything you can to get your home ready to show, you need to find a creative, hungry agent who will do what it takes to get your home sold quickly.  At Dreamfinders, I have a room full of them!

One of our newest creative techniques is a video flyer, shown above.  We take movie clips of each room of the house and burn it all to a disc, with a flyer about the house on the front of the disc.  Then we put these in the flyer box, in front of traditional … (1 comments)

dreamfinders: Football Season is back!! - 09/14/08 02:28 PM
I'm so glad that it's time again for my husband to veg in front of the TV for HOURS straight.  I have really missed being left to entertain myself while he acts like a zombie.  Not that I really mind reading on AR.
But I have noticed lately that I know WAY too much about a sport I don't like.  I explain penalties for my children and mother-in-law without even stopping to consider the rules.  When my husband commented earlier that "Eli's getting about as good as his brother," I knew his brother was Peyton.  And when he asked an hour ago, … (0 comments)

dreamfinders: Take a day off... - 09/12/08 10:16 AM
I cleared my appt book today, and didn't do anything.  When's the last time you did that?  I had a touch of a cold coming earlier this week, and I think this day off has helped clear that.  I took the kids to school, ignored the housework, ignored my cell phone (well, except for one call about a contract I'm negotiating), watched two movies, and worked on my word challenge score on facebook (talk about addicting!).
If it's been a while, indulge yourself.  Take a day and get to know YOU again!  It's been well worth it, and I'll hit the … (1 comments)

dreamfinders: Local Business Review - 09/11/08 03:32 PM
I just got my new prize back!  With all the tools you need in real estate and the fact that your car is your office, organization is a challenge, to say the least!  A friend of mine showed me some beautiful wooden chairs he created, so I went home and dreamed up the perfect organizational box for a REALTOR.  I needed 52 million different cubbies, all different sizes, and I wanted the box to slide into the opening behind my back seat so I could still throw my golf clubs in the trunk behind it.  I dreamed it all up, put … (0 comments)

dreamfinders: Get your home ready to sell... - 09/11/08 04:19 AM
What do homebuyers look for in an Upstate SC home?  In our experience at Dreamfinders, buyers who pay retail prices for homes are very emotional about their purchase.  They want the home "perfect".  To create that emotional reaction in a buyer, you need to address all 5 senses.
SIGHT - a fresh coat of paint goes a LONG way.  You can create the perception that your home is larger or smaller, well-maintained or let go, and warm or cold based on your color pallette.  Your Dreamfinder will be happy to walk through your home with you and address any colors that … (0 comments)

dreamfinders: Mortgage rates headed downward? - 09/08/08 01:51 AM
This weekend's announcement that the government will take control of Fannie Mae and Freddie Mac will likely translate into savings for buyers and potential refi savings for homeowners in the near future!
$$$$$$$$$$$$$$$$$$$$$
According to Caleb Legrand at Evergreen Mortgage, until now the government has only quasi-guaranteed these mortgages, and investors have been nervous about buying them, keeping our rates a full 1% above where they should be based on history.  Now that the government is fully backing them, we should see rates fall further, creating a perfect time to buy or refinance.
So if you've been thinking about buying, the … (0 comments)

dreamfinders: When should I sell? - 08/28/08 01:41 AM
While that depends mostly on your personal situation and heavily on your local market, now is time to get in the market for many homes in Upstate SC.
Homes that will draw first time home buyers, in particular, should be gearing up to list right now.  First time home buyers come out of the woodwork in the 4th quarter of the year, many starry-eyed with the thought of Christmas morning in their new home.  They are getting settled in their first new job after college, or finally getting over the process of that lovely June 2008 wedding, or planning their June 2009 … (0 comments)
