I am now working with a lender who will originate Super Jumbo Stated Income Mortgage Loans in NJ NY CT and FL. The program is available as an ARM product only ranging from a 3/1 ARM all the way up to a 10/1 ARM. The program is also available with the interest only feature.
The LTV requirement is 70%
Depending upon the product, the lender may also require a 10% deposit with them.

ny: Cold Weather In New Jersey and New York Impacting Open Houses ? Opinions please - 01/03/10 03:17 AM
Today (Sunday), it is in the 20's and blowing hard. Absolutely frigid for the New Jersey / New York area. I recently posted a LIST OF OPEN HOUSES for today and was wondering how many will actually venture out in this weather.
For those of you with prior experience in dealing with weather related issues and open houses....
Which is worse for open house attendance? Heavy rain or extreme cold?

There have been many misconceptions regarding interest only loans. People have wrongly associated them with negative amortization (neg-am loans) loans.
Interest only loans allow borrowers the flexibility or option to pay just interest or both P&I. Why would the flexibility of interest only loans be important? Are you someone who is self employed, earns mostly commission, or has some other unstable income situation? Maybe you are someone who would prefer to put the extra money into a college fund or retirement fund instead of paying down your mortgage. If so, then interest only loans may be right for you.
