In North Carolina as in most states, the "Offer to Purchase" gives the buyer the right to conduct home inspections, termite inspections, etc. This is a time for the buyers to have total access to the property to determine its condition.
Most buyers hire a professional Home Inspector. Professional Home Inspectors are knowledgeable, experienced, and thorough. These inspections take 3 - 4 hours to conduct and in the course of the inspection they will go into the attic, crawl under the house, run the appliances, open every door, turn on every faucet, etc.

SituationI received a call from a couple needing to sell their home fast. The husband was a Deputy Sheriff in Nash County and had started a new job as a Police Officer in Knighdale, NC.

The following are indicators of the Greater Rocky Mount Area Real Estate Market. These statistics were gathered from data contained in the Rocky Mount MLS system and predominately cover Nash and Edgecombe Counties in North Carolina.
Active residential listings totaled 1026 properties. This is an increase of 6 properties, or 1%, from 1020 in April. Inventories typically rise this time of year as sellers take advantage of the summer market.      
Newly listed properties totaled 222. This is an increase 26 new listings, or 22%, from 196 last month.

Nash County, NC has been in a drought for a year now. Last summer and fall were extremely tough as we were in the highest possible category of drought. Our water sources were very low, he had restrictions, and everybody was conscious about our water usage.
I am glad to discover that in checking http://www.ncdrought.org/index.php Nash County is now at the lowest level of drought identified as abnormally dry.
We have enjoyed long soaking rains this winter and spring bringing our available water back to safe levels. I hope we continue to have good rains throughout this summer.

The supply of homes available for sale in the Rocky Mount Area MLS has held steady for the last five months. Total listing of homes for sale increased 1.1 percent in April compared to March, according to figures compiled from the Rocky Mount Area Association of Realtors Multiple Listing service (RMAAR MLS).
When comparing April 2008 to April 2007 you discover a 3.2% decrease in available residential inventory.

Despite lower prices and historically low interest rates, existing single family home sales remain weak. Locally, we have plenty of good homes to choose from in all price ranges, and interest rates remain low thanks to the Federal Reserve's rate cuts.
So, why are so many buyers sitting on the fence? It's a fair guess that consumers are waiting for home prices and even interest rates to fall even further.
