kingston ontario home staging: Vacant Home Staging in Kingston Ontario - 04/08/07 07:55 AM
Real Estate Brokers will tell you - Selling an empty home is harder and it takes longer. Strategic placement of a few pieces and accessories may be all that it takes to create a warm and welcoming feeling. It allows potential buyers to imagine what their furnishings may look like.  It gives them a baseline for scale, proportions and layout, and is actually a better way to see the size of a room.
Staging a vacant also gives life to MLS photos, and buyers are less likely to give a lowball offer .
Lifestyle selling attracts a greater number of potential buyers … (0 comments)

kingston ontario home staging: Is Staging Expensive? - 04/04/07 07:35 AM
The amount of time and money to be invested in your house is entirely your decision.  Dressed For Success works within your budget to do as little or as much as you require.
Staging is an INVESTMENT, not an expense. Staging your home will only cost you if you don't stage it. After about a month on the market, most realtors will suggest a price reduction. Typically $5,000 and up! That is a lot more than the typical home staging fee.

Isn't it better to be Dressed for Success from the start?

kingston ontario home staging: What Home Staging is NOT - 04/04/07 07:00 AM
Home staging is not about tearing out kitchen cupboards or doing major renovations. It is a concentrated effort to direct a buyers eyes to views, square footage and focal points to create an immediate WOW factor that will make a positive impact on potential buyers the second they walk through the door. It is about eliminating the eye catching distractions, highlighting and showcasing the existing features of your home so buyers can imagine themselves living there.

kingston ontario home staging: Pictures Talk - 04/04/07 06:26 AM
You all know the saying...  "A picture speaks a 1000 words"
What would you want the pictures of your home on MLS to say?
You have 90 seconds to make a lasting impression. That is how long it takes for potential buyers to form their first impression about your house and decide if they want to see more.
Lets Talk StatisticsAccording to the National Association of Realtors:
80% of buyers prescreen homes on the internet75% of these buyers went on to drive by the homes61% walk through a home viewed onlineStaged homes look better in online and print advertising because they are appealing and present … (7 comments)

kingston ontario home staging: Open House Chronicles - 04/03/07 08:12 AM

I was at an open house on Sunday.  I don't know if it was staged by the realtor or the homeowner.  You could see that the cliché things were done.  It was neat and tidy, the lights were on, there was a fire in the fireplace and there was a basket with soaps and wine glasses on the en-suite tub.
However the furniture placement was horrible.  The family room had large windows and lovely fireplace.  The furniture was placed with its back to the fireplace and the focal point was the large screen TV.  I highly doubt they are planning on leaving … (2 comments)

kingston ontario home staging: Blues and Greens should never be seen... - 03/30/07 06:26 AM
except in the washing machine!
Anyone remember that old saying?  Along the same lines of Pink and Red never working together.  It's funny how "rules" change.  How Home Decor is constantly evolving.
Here is a simple family room, with before and after pictures, using blue and green accents with a touch of red. Simply removing the middle piece of the sectional, moving the toys to a designated play area, opening the curtains and bringing in a few accessories from other rooms in the house - really opened up this room and made it a lot brighter and warmer.

kingston ontario home staging: A bobby pin, a lid and baby soap - 03/26/07 12:26 PM
You are probably wondering what these things have to do with Home Staging.  While I was giving my 3 kids their bath this evening, the two youngest were not cooperating.  Since I couldn't leave the bathroom, I decided to improvise. Using what I had on hand, I found a way to make Bubbles!  Let me tell you, the mood in that bathroom immediately changed, and screams of displeasure turned into squeals of laughter.

Home staging is like Bubbles - You use what the home owner has, you come up with creative solutions, and you turn every day items in to something special!

kingston ontario home staging: Garage Sale Tips - 03/20/07 11:21 AM
Prepping your house to sell?  Before you list, keep in mind that people are turned off by rooms that look and feel cluttered. Remember, potential buyers are buying your house, not your belongings, so help them picture themselves and their possessions in your home by making your rooms feel large, light, neutral, and airy. As you clean, get rid of surplus books, magazines, CD's, extra furniture, rugs, vases, etc.
It's hard to get rid of possessions, but cleaning and clearing out the clutter can really pay off in the end. Make your garage and basement as tidy as the rest of your … (2 comments)
