arkansas: So I had breakfast with a Lender this morning. - 05/06/08 04:26 AM
Guess what, as I keep trying to relay to my clients and associates; the Hot Springs and Garland County, Arkansas Real Estate market is not spiraling out of control like Las Vegas or Florida or parts of some 20 metropolitan areas across the country. It has slowed some, but still is doing stronger than in 2002.....it had to peak sometime, and now that its leveled off things are starting to fall back in place.
Beings stated income and no money down loans are a thing of the past, how does one purchase a home?  FHA and VA loans are simply the best … (6 comments)

arkansas: Football....in Spring?? - 04/25/08 04:59 AM
So if you have the chance you have to check out the Arkansas Twisters Arena Football Team.
My wife and I received tickets from her boss, and once again (we went last year too) it was just an absolute blast.  Its fast paced, hard hitting, and fan friendly.  You can touch and interact with the players since out of bounds is in your lap if your lucky enough to sit in the 1st (sometimes 2nd) row, and the coaches are on the field so you can harass and barage all you like, or just simply sit and enjoy a first class football … (0 comments)

arkansas: So April showers bring May Flowers....It's been a raining - 04/02/08 04:02 AM
Yes the weather has had its way with Arkansas as of late.
Tornados leveled several communites, 16'' of snow a week later, then a 75-80 degree week followed by more than a foot of snow, then between that runoff and in some places 14" of RAIN we are still trying to dry out.  Hey they had to close barge traffic on most every river in the state.  Todays forecast is 60 degrees with Isolated Thunderstorms, with more Thursday and Friday.....yet there is hope (keep reading).
The weekend looks to be beautiful and there really is nothing more enjoyable than Arkansas in springtime.  … (3 comments)

arkansas: Hot Springs, Arkansas - 10/10/07 05:57 AM
A bustling city nestled in the Ouachita Mountains, the only city inside a National Park system, Hot Springs has a long and storied past.  From the thermal waters that have drawn millions, to new developments and attractions that keep them coming back, our little town is the perfect destination for all.
We offer anything and everything you can think of.  From A to Z there is literally something for everyone.  Minus outrageous Real Estate and property taxes that is.  Our median price of homes is only $139,500, and our property taxes remain the lowest in the U.S.  But what else does … (1 comments)

arkansas: Wildlife Habitat Plans for Arkansas - 08/27/07 10:44 AM
There is a lot going on in the wilds of Arkansas. With OHV (Off-Highway Vehicle) Trails on the table for discussion,  and now plans for some of $27 million dollars in Federal money to be spent researching and protecting the habitat of the Ivory-Billed Woodpecker (once thought to be extinct, recently spotted in eastern Arkansas) there is a lot of news regarding the Natural State.
I truly enjoy God's country whenever I can, and having been to scenic spots in California, Colorado, Iowa, Utah, Florida, New York, Virginia, North Carolina, and many more....Arkansas is really one of the prettiest most raw undisturbed natural … (0 comments)

arkansas: Commercial Lending - 05/25/07 03:54 AM
Any mortgage brokers that handle commercial land.  I have several land tracts and some possible clients and when we get to financing if needed I would like to know some good contacts.  Thanks in advance for replies.
one tract in particular is going to be built on, and would have guarantees from parent company...im hoping that may help in a "construction" type loan

This first time on market 120 acre land tract is located in beautiful Royal, AR just 10 minutes out of Hot Springs on Hwy 270 West.
Surrounded by rolling pastures, this wooded acreage tract is just waiting for development, would make ideal hunting lodge, or could possibly be subdivided into a little of both.  I've had lots of people looking for land in the Royal area, but there isn't much to pick from.  Buy today, subdivide 3 acre tracts and realize your dreams!  This is an excellent development oppourtunity.  Highly sought after area that continues to grow in popularity amongst both … (0 comments)
