arizona: The Greatest Job in Arizona goes to.... - 05/07/09 04:01 AM
I saw an article on MSNBC this morning about a British guy who won the "Greatest Job in the World" - to get paid $110,000 to spend six months on the Great Barrier Reef in Australia not doing much more than blogging about his adventures as caretaker for the reef's islands.  I don't know about you, but that would combine my two loves and be my greatest job to have, too.  I've been to the Great Barrier Reef three times and I could easily spend the rest of my life there.  I'm also obviously addicted to social media, so it's a natural … (0 comments)

arizona: St. Bernard Puppy Needs a Loving Home! - 05/28/08 10:05 AM
For those who know us as a family, you know that we have raised two St. Bernard Rescue dogs that we took into our home in 2000.  Sophie and Lily have been great additions to our family and we've loved them as much as they've loved us.
Now, we need your help.  We've teamed up with Arizona St. Bernard Rescue to foster a 4-month old puppy who's in need of a loving home.

"Turk" is absolutely adorable in every way, has beautiful markings, a mild temperament, and just about has the house training thing down.  We'd keep him ourselves but our older two … (1 comments)

arizona: Arcadia Area Real Estate Market Data for April 2008 - 05/14/08 03:05 PM
Home sales in Arcadia (Area 405) finally look promising as 16 single-family homes went PENDING in the MLS in April.  This is 4x higher than the 4 that closed escrow during the month.  Lower Arcadia (406), Paradise Valley (404) and South Scottsdale all experienced jumps as well.  Average Days on Market still is a concern and a number to keep an eye on, with Arcadia sitting at a prolonged 251 days.  The silver lining is that this extend market time is not leading to desparate sellers accepting low ball offers.  At 98.42% sales price to list price, the numbers look pretty … (0 comments)

arizona: Arcadia Real Estate Market Data for March 2008 - 04/07/08 09:40 AM
Sales picked up the pace a bit in Arcadia (Area 405) in March with 5 properties SOLD and 4 more PENDING.  This was better than the 2 SOLD in February.  Paradise Valley (AREA 404) sales remained robust with 42 SOLD and 59 PENDING.
The lower price points in South Scottsdale and South Arcadia continue to sell more quickly and at closer to asking prices.  I have been working with first-time home buyers in the under $200,000 range in these areas and we're finding many of these properties are getting contracts at or near asking price.

arizona: Help Keep the Government from Stealing Your Home Equity - 03/26/08 12:50 PM
The Arizona Association of Realtors has launched a petition drive to collect enough signatures to place a constitutional amendment on the November 4, 2008 ballot.  The No New Tax On Our Homes initiative will prohibit the double taxation of your home, land, or commercial real estate in Arizona by banning a real estate transfer tax through a constitutional amendment, once and for all preventing the government from trying to pass bills to steal your home equity.  In other states when Real Estate Transfer Taxes have passed, they have never been repealed and the amount of the tax continues to climb.  Help let … (2 comments)

arizona: Arcadia Area Real Estate Market Data for February 2008 - 03/24/08 04:51 PM
Here is the single-family homes sales data for Arcadia and the surrounding areas for February 2008.  It was a slower than usual month for Arcadia Proper (Area 405) in February with only 2 closed escrows and 3 new ones opened.  Paradise Valley (Area 404) did well by comparison with 29 closed and 43 new ones Pending.  South Arcadia (Area 406) and South Scottsdale (Area 410) had higher list price to sell price ratios at nearly 95%.  All areas continue to be plagued by many more new listings coming to the market which is extending the Days on Market and absorption rates.
