houston: Sugar Land Toots its Own Horn! - 03/10/08 05:15 AM

Sugar Land, Texas (suburb of Houston) has put up with the sound of train horns blowing all hours of the day and night!  Well, after many years technology has finally caught up with the train.  In the city of Sugar Land, all of the railroad crossings now have the new wayside horns.  The train is not allowed to blow their horn since the new horns emit a narrow, quieter cone of sound directed at the intersection.  This will eliminate the need for the train to warn everyone within a five mile radius that is there.  Since there are 10 intersections … (0 comments)

houston: The Houston Real Estate Market - 01/31/08 07:15 AM

According to the statistics, the Houston market isn't how the national media keep talking about.  When the media talks about the crashing of the housing market, they aren't talking about the Houston real estate market.  Are there foreclosures in the Houston area?  Yes there are!  According to a study, Houston has averaged 1000 foreclosures a month for the past year and its looking steady at that number.  This may sound like a high number and it is except that we are talking about a market that has more than 2 million homes.  So 12,000 foreclosures a year isn't bad … (4 comments)

houston: Where is 5th Hottest Job Market? - 09/21/07 01:52 AM

HOUSTON!  Houston ranks as the 5th hottest job market across the country.  The city's jobless rate fell during the last 12 months to only 4.4%.  There has been 69,500 jobs gained since mid 2006.  Since energy is one of the main industries in the Houston area and oil is in the center of those jobs.  It's the search for oil and natural gas that seems to be what is setting Houston apart from the rest.  Houston will continue to boom as long as the energy industry continues to boom.
The energy boom causes a chain reaction in many … (5 comments)

houston: Housing Market in Houston Area... Good or Bad? - 08/21/07 03:51 AM

The housing market in the Houston area seems to have held up well... so far!  According to the Houston Association of Realtors (HAR) statistics, sales have come up from the previous couple of months decline.  The inventory entering the market has slowed from its fast pace.  The price segment of the market that is still showing signs of weakness is the $80,000 to $150,000 range.  Most likely, this is a result of the current mortgage climate.  The active listings have increased 9.2% over the same month last year and the median home price has had no significant change during … (0 comments)

houston: Buyers are wanting Super-Closets - 08/21/07 03:16 AM

In the Houston area market, storage facilities are and have been popping up everywhere.  The need for more storage in the house is becoming a need instead of a want.  Many older homes have little storage space and some don't have many closets at all.  I've seen some older homes in the area that are so small a hanger can't fit in the closet.  Several builders are including extra storage in their designs.  Many closet design companies are doing very well do to the high demand of organized storage solutions.  Every time I take clients to look at … (7 comments)

houston: Should You Buy? Should You Sell? Should You Stay Put? - 07/26/07 03:29 AM
The Houston Business Journal conducted a survey about what home owners think about buying, selling or staying put for now.  Here are some of the comments from Houston area readers.
Buying:
The market is getting a little pricey. I'd like to sell and upgrade, but the market's prohibitive for the innerloop.Higher interest rates.I believe the recent decline of home sales is a result of the media.I don't see any issues with the decline. I look at it as an opportunity.I see now reason to wait.  The Texas real estate appreciation rates have been very reasonable for many years, so there is … (2 comments)

houston: Why Am I The Way I AM? - 07/04/07 02:15 AM
This is a poem that my wife recieved from a friend of hers.  The author is unknown.
Keep in mind that my wife works in the title business and I'm in real estate... I wonder what she's trying to tell me?
WHY AM I THE WAY I AM?
Last night as I lay sleeping
I died or so it seemed,
Then I went up to heaven
But only in my dream
Up there St. Peter met me
Standing at the pearly gates,
He said, "I must check your record
Please stand here and wait."
He turned and said, "Your record
is covered with terrible flaws,
On earth I see you rallied
For every losing … (8 comments)

houston: A staged house made me wake up! - 07/01/07 08:42 AM
I showed a vacant house this morning.  I was expecting to walk into an empty house and to my and the buyers surprise, this was a staged house.  WOW!  What a difference!  My buyers loved the house so much that they signed an offer in the house at the kitchen table.
I need to find stagers in the Houston area to work with on my listings, vacant or occupied.  I would like to pay for and provide staging as an added bonus to help get listings.  I think this can be a fantastic win/win for everybody involved!
If you know of any stagers or if you … (6 comments)

houston: Do Open Houses Work? - 06/30/07 02:09 PM
I can't give answer for any other area except for the Houston, TX area.  The answer in my experience is NO!  Why would a seller want the agent they hire have them wake up early on a Saturday or Sunday morning to make the house sparkle and then get kicked out for three to five hours?
There aren't that many things that the seller can do weekend after weekend while their agent is holding their open house.  Secondly, holding an open house really isn't productive.  It's considered passive.  This is because the agent advertises the open house but has NO control over … (30 comments)
