katy: The Houston Real Estate Market - 01/31/08 07:15 AM

According to the statistics, the Houston market isn't how the national media keep talking about.  When the media talks about the crashing of the housing market, they aren't talking about the Houston real estate market.  Are there foreclosures in the Houston area?  Yes there are!  According to a study, Houston has averaged 1000 foreclosures a month for the past year and its looking steady at that number.  This may sound like a high number and it is except that we are talking about a market that has more than 2 million homes.  So 12,000 foreclosures a year isn't bad … (4 comments)

katy: Katy Texas is Growing! - 09/07/07 10:43 AM

School is now in session and the enrollment of Katy Independent School District is up.  KISD now has 53,634 students with 25,255 of those students enrolled in the 29 elementary schools.  This is proof of the growth of young families moving into the area.  With so many new homes being built in and around Katy, the population keeps growing at a tremendous rate.  According to demographers hired by KISD estimatedthat enrollment would go up around 3,000 students per year, putting KISD on pace for 60,000 students in the 2010-2011 school year.  This is one of the reasons KISD just purchased … (5 comments)

katy: Katy ISD Ratings - 08/20/07 06:24 AM

This list from the Fort Bend Star Newspaper is the ratings of all Katy ISD schools after the TAKS (Texas Assessment of Knowledge and Skills) testing.  The TAKS test is an assessment of students testing scores in grades 3 - 11 as well as the individual student group.  The groups consist of:
African-AmericanHispanicWhiteeconomically disadvantagedThe TEA raised the standard for Recognized and Academically Acceptable ratings by five percent this past testing period and will do so again in 2008-09. The higher requirement levels coupled with the growth in the district student population presents a challenge to the Katy Independent School District.

katy: To Team or Not To Team... That is the Question? - 07/06/07 04:30 AM
Many real estate professionals spend their entire career as an individual agent and hiring an assistant or two or three.  Then there are those who team up with other agents as a joint force.  Then there are others who will have listing/buyer specialists, and a back office team for the processing.  I'm sure there are many otherways teams can be organized.
What I want to know and I'm sure other professionals would like to know as well, is when is a good time to start thinking about a team?  Then to follow up on that question is, what team model works better … (13 comments)

katy: Realtor & Client Safety (VERY IMPORTANT) - 07/05/07 01:56 PM
This subject is very important!  Safety in the real estate business isn't something that many of us think about.  It is something that we all need to be thinking about!  Don't take this lightly.
There are many agents that have had terrible things done to them and some have even been killed!  Don't become a statistic.
One of the easiest things we can do when showing buyers homes is:  Lock the door when you go into a house!
I have had people walk in when I'm showing buyers, "Just wanting to look around."  You don't know who they are and they could have … (2 comments)

katy: Pictures of the House on the MLS - 07/04/07 10:17 AM

One of my biggest pet peeves is agents not posting good pictures or not even posting pictures at all!  I feel that this is one of the most important duties an agent can and should do, is post good if not great pictures.  If the pictures are blurry, then retake the picture.  If the pictures have bad lighting, the use a flash (DUH!).  If there is a car in the driveway, then MOVE IT.  If an agent is so lazy to take the picture of the front of the house without getting out of their car, then make sure the side … (28 comments)

katy: Why Am I The Way I AM? - 07/04/07 02:15 AM
This is a poem that my wife recieved from a friend of hers.  The author is unknown.
Keep in mind that my wife works in the title business and I'm in real estate... I wonder what she's trying to tell me?
WHY AM I THE WAY I AM?
Last night as I lay sleeping
I died or so it seemed,
Then I went up to heaven
But only in my dream
Up there St. Peter met me
Standing at the pearly gates,
He said, "I must check your record
Please stand here and wait."
He turned and said, "Your record
is covered with terrible flaws,
On earth I see you rallied
For every losing … (8 comments)

katy: Do Open Houses Work? - 06/30/07 02:09 PM
I can't give answer for any other area except for the Houston, TX area.  The answer in my experience is NO!  Why would a seller want the agent they hire have them wake up early on a Saturday or Sunday morning to make the house sparkle and then get kicked out for three to five hours?
There aren't that many things that the seller can do weekend after weekend while their agent is holding their open house.  Secondly, holding an open house really isn't productive.  It's considered passive.  This is because the agent advertises the open house but has NO control over … (30 comments)
