When thinking about selling your house, you'll need to ask yourself what kind of seller are you?  Are you a wishful thinker?  A realist?  Or are you a member of the anxious and desperate?
I always tell my clients in the Katy real estate market that there are three prices to every house.  1. The price the seller WISHES to sell the house for...  2. The price the buyer WISHES they could by the house for... 3. Then there's reality or the price the house actually sells for.

realestate: New Homes vs PreOwned Homes - 07/06/07 07:58 AM
Benefits of New Homes

Established neighborhoodTrees are maturedKinks worked out from possible builder problemsSchools establishedCharacterThere are many more benefits for each.  It is really up to each buyer's preference and desires.  Some people want mature trees and an established neighborhood and others would rather start from scratch.  If you don't mind a new neighborhood and are willing to stay for at least three years then new would be the way to go.  If not then buy from the … (9 comments)

realestate: To Team or Not To Team... That is the Question? - 07/06/07 04:30 AM
Many real estate professionals spend their entire career as an individual agent and hiring an assistant or two or three.  Then there are those who team up with other agents as a joint force.  Then there are others who will have listing/buyer specialists, and a back office team for the processing.  I'm sure there are many otherways teams can be organized.
What I want to know and I'm sure other professionals would like to know as well, is when is a good time to start thinking about a team?  Then to follow up on that question is, what team model works better … (13 comments)

realestate: Realtor & Client Safety (VERY IMPORTANT) - 07/05/07 01:56 PM
This subject is very important!  Safety in the real estate business isn't something that many of us think about.  It is something that we all need to be thinking about!  Don't take this lightly.
There are many agents that have had terrible things done to them and some have even been killed!  Don't become a statistic.
One of the easiest things we can do when showing buyers homes is:  Lock the door when you go into a house!
I have had people walk in when I'm showing buyers, "Just wanting to look around."  You don't know who they are and they could have … (2 comments)

realestate: Pictures of the House on the MLS - 07/04/07 10:17 AM

One of my biggest pet peeves is agents not posting good pictures or not even posting pictures at all!  I feel that this is one of the most important duties an agent can and should do, is post good if not great pictures.  If the pictures are blurry, then retake the picture.  If the pictures have bad lighting, the use a flash (DUH!).  If there is a car in the driveway, then MOVE IT.  If an agent is so lazy to take the picture of the front of the house without getting out of their car, then make sure the side … (28 comments)

realestate: Why Am I The Way I AM? - 07/04/07 02:15 AM
This is a poem that my wife recieved from a friend of hers.  The author is unknown.
Keep in mind that my wife works in the title business and I'm in real estate... I wonder what she's trying to tell me?
WHY AM I THE WAY I AM?
Last night as I lay sleeping
I died or so it seemed,
Then I went up to heaven
But only in my dream
Up there St. Peter met me
Standing at the pearly gates,
He said, "I must check your record
Please stand here and wait."
He turned and said, "Your record
is covered with terrible flaws,
On earth I see you rallied
For every losing … (8 comments)

realestate: Do Open Houses Work? - 06/30/07 02:09 PM
I can't give answer for any other area except for the Houston, TX area.  The answer in my experience is NO!  Why would a seller want the agent they hire have them wake up early on a Saturday or Sunday morning to make the house sparkle and then get kicked out for three to five hours?
There aren't that many things that the seller can do weekend after weekend while their agent is holding their open house.  Secondly, holding an open house really isn't productive.  It's considered passive.  This is because the agent advertises the open house but has NO control over … (30 comments)

realestate: What else can I do? - 06/30/07 03:55 AM
I have been in business for four years and I'm averaging between 15-20 transactions per year.  I send post cards, just listed & just sold post cards, email, 3 websites, 2 stealth sites, blogging, newsletters, magazines, newspaper, phonebook, etc.  I'm spending a ton of money to get and keep my name fresh in the public eye but I can't break 20 transactions.
HELP!!!!
What more can or should I be doing to develop more and consistant business?  I don't know what else I can do.  My wife tells me to just be patient but I can't.  I feel that I need to … (20 comments)

There are hundreds of real estate agents in our area.  Choosing the right one for the sale of your home can be confusing.  It is especially difficult when you speak with serveral different agents, and they all seem so convincing.
