The growth of Sugar Land and Richmond Texas has caused the United States Postal Service to change zip codes to "better serve" the cities.  As if "better service" is even in the postal vocabulary.  The problems and expense this will cause home owners and businesses will make them all go "Postal"! 
In Sugar Land, the current zip code is 77478 and starting July 1, 2008 the new zip code will be 77498.  A total of 15,156 residential customers and 415 businesses will be affected.

     Sugar Land, Texas (suburb of Houston) has put up with the sound of train horns blowing all hours of the day and night!  Well, after many years technology has finally caught up with the train.  In the city of Sugar Land, all of the railroad crossings now have the new wayside horns.  The train is not allowed to blow their horn since the new horns emit a narrow, quieter cone of sound directed at the intersection.  This will eliminate the need for the train to warn everyone within a five mile radius that is there.  Since there are 10 intersections … (0 comments)

     According to the statistics, the Houston market isn't how the national media keep talking about.  When the media talks about the crashing of the housing market, they aren't talking about the Houston real estate market.  Are there foreclosures in the Houston area?  Yes there are!  According to a study, Houston has averaged 1000 foreclosures a month for the past year and its looking steady at that number.  This may sound like a high number and it is except that we are talking about a market that has more than 2 million homes.  So 12,000 foreclosures a year isn't bad … (4 comments)

The Coca-Cola owned Minute Maid headquarters has been located in Houston, Texas for over 21 years.  They are now becoming sweeter by moving to the city named after sugar...      Stratford Park is a quiet and small neighborhood consisting of only 325 homes.  The homes were built by US Home and Ryland.  The houses consist of three and four bedrooms and two to three bathrooms ranging in price from $140,000 up to $190,000.

Living in Fort Bend County gives you the real sense of community.  I have lived here since I was only 2 years old, so needless to say, I have seen this once company owned (before my time) town grow into a large city while keeping the feel of a small town. 
A little history of Sugar Land is that it was a company town until the late 1950s. The Imperial Sugar Company built housing, schools, and hospitals for their workers, and continued to expand by creating subdivisions. Without Imperial Sugar, Sugar Land wouldn't exist.

This subject is very important!  Safety in the real estate business isn't something that many of us think about.  It is something that we all need to be thinking about!  Don't take this lightly.

     One of my biggest pet peeves is agents not posting good pictures or not even posting pictures at all!  I feel that this is one of the most important duties an agent can and should do, is post good if not great pictures.  If the pictures are blurry, then retake the picture.  If the pictures have bad lighting, the use a flash (DUH!).  If there is a car in the driveway, then MOVE IT.  If an agent is so lazy to take the picture of the front of the house without getting out of their car, then make sure the side … (28 comments)

I can't give answer for any other area except for the Houston, TX area.  The answer in my experience is NO!  Why would a seller want the agent they hire have them wake up early on a Saturday or Sunday morning to make the house sparkle and then get kicked out for three to five hours?
There aren't that many things that the seller can do weekend after weekend while their agent is holding their open house.  Secondly, holding an open house really isn't productive.  It's considered passive.  This is because the agent advertises the open house but has NO control over … (30 comments)
