Except for the highest price point, it is definitely a sellers' market for hobby farms within commuting distance of Tulsa, Oklahoma.  At the price point above $600,000 the market is slightly in favor of buyers, since a six-month supply of homes is considered a balanced market for existing single-family homes.

The Owasso, OK real estate market continues to be very much in favor of sellers.
At every price point it is a sellers' market.
I look at the real estate market statistics each month on the 25th day in order to be able to graph the difference in the 3-month absorption rate.  It continues to drop, especially at the lower price points.
However, even the highest priced homes are selling.
The Owasso real estate market is just plain hot.
In my analysis I show the hotness index, the absorption rate, and the odds of selling at every prie point.

I have been analyzing the real estate market in midtown Tulsa for the past 6 years. 
It is an amazing market because it literally encompasses homes at every price point.
In order to cover every price point from under $100,000 to over $1,200,000 I had to broaden coverage of midtown Tulsa to areas that true midtowners don't consider to be midtown Tulsa.
