real estate: March Tartaglia Realty office update

Things have been a bit hectic around Tartaglia Realty in the last week or so. We closed three sides, I got elected to be the new President of the Downtown Association of San Luis Obispo and we held our first Art After Dark exhibit. Basically, we've had papers flying around, happy clients coming in the office among the metamorphosis of a real estate office to a new feel of a real estate office/ art gallery (pretty cool actually.) I read a few headlines this morning and threw together a quick breakdown of three interesting articles that are quite timely to February. They talk about homebuyers finding love, lenders giving a bit of loving and banks spreading the love. How fitting right? So if your single, looking for love and renting check out the first article. If you’re curious about what kind of a timeline short sales are looking at check out article number two. This morning I got out of bed and looked at my iPhone for a quick idea of how cold it was outside. 41 ° 41 ° may not be concerning to many people across the country but in San Luis, that's really cold. My thoughts raced forward to Thursday, you know... Thanksgiving Day. Some of you that read this blog may already know that this is my favorite holiday of the year next to St. Patrick's Day (also my B-Day) and that I plan my entire day around being full on turkey and fixin's. As winter falls upon us here in San Luis Obispo there is the increasing realization that having a heater is a good thing. What many first-time homebuyers might not know, however, is that a functioning heat source is also REQUIRED for the purchase of a home. While there may not be an explicit call out for a heater in the standard real estate contracts, there is indeed a requirement for a permant and functioning heat source in the appraisal report. Often times, I talk to visitors in SLO and they have the impression that my hometown has an aura around it. Thus, I have to wonder what is it about San Luis Obispo that attracts retirees, investors, second home buyers and families to move here. Furthermore, why are first-time home buyers willing to pay a high price to buy their first home in SLO when they could save money and live just 20 minutes North or South at half the cost? To some, this may seem like a straightforward answer and they can come up with a million different reasons this (0 comments)

This morning, as I do every morning, I was digesting my RIS Media newsletter that feeds general real estate new to me. It had an article entitled Nar Policy Leaders Propose Five-Point Housing Solutions Plan to Fed, Congress, Obama and as I read through the article I hit a point that really made me stop and think about the further implications more so than the other points. Many of you are tech savvy and do a lot of shopping online. As I see it, the future of Real Estate will involve an e-commerce approach to buying homes. Product will be on display on websites and all clients will have to do is click schedule, meet the agent, view the property in person and then sign contracts and negotiate via face to face interaction. Breaking news tonight! I just got this feed from my local news chanel and will say this, "They have given me hope that I may find my own niche that nobody else will want to touch." Apparently, in light of recent zombie epidemics and pandomonium local Ace hardware stores are launching preparedness campaigns to help the living fend off and dispatch the undead. Similarly, they are working with zombies to help "keep themselves together". As a REALTOR® I am bound by my code of ethics to treat all people, living or undead, with professionalism and equality. Reading RIS Media's blog is a daily pleasure of mine. Today in their rss feed they posted an article pertaining to home ownership as a necessary component of the American Dream, siting it as not only a part of the dream but a CORE part of it. I personally question whether or not people still consider owning a home as a core aspect of the American Dream but only due to the fact that affordability is not an option for many people. Lately, a lot of young professionals and first time home buyers have been asking me about what's going on with the real estate market and whether I think it's a good time to buy a home. My immediate response is that it depends on the situation that they're in. If they have the money for a down payment, a solid income and it's close to the same price to pay a mortgage as it is to rent then it's a perfect time to buy. As a bit of useful information for the general public there were 12 new listings added to the current inventory of San Luis Obispo Single Family Residences (SFR) this week. These include 2 condos and 10 standard homes. The median home price of these twelve homes is $564,000. This doesn't mean that the median home price in San Luis Obispo is $564,000, it simply is a reflection of this weeks new listings. The median home price for a 3 bedroom 2 bathroom or larger home to date is $575,000. That is, of all of the homes sold in 2010 that are at least (1 comments)

One of the many neat things about being a REALTOR® is that I enjoy on a day to day basis is the use of various forms of technology that make my business easier. Some of the things that I use are a little bit more intense than the others. For example, I build websites for a number of my listings and use dreamweaver software to go about that.
