I just got a phone call from an acquaintance who is planning on moving in the next few years. His reason? He wanted to know what kind of appliances to buy that would appeal to the widest range of buyers in the future! YAAAAY! STAGE, STAGE, STAGE! When I was first contacted by decorators offering staging services years ago, I was very cynical. I felt it was just a money making opportunity. It wasn't until a few years ago while selling my own home that it's value became so clearly evident. I had been thinking about selling for a few years prior to actually marketing my home so it was relatively easy for me. Add to the fact that I love to paint and love to shop! By simply painting my interior with fresh popular colors, decluttering and purchasing a few reasonably priced wall hangings, bowls and cabinet hardward, I was able to sell my home quickly and for a very good price! Homeowners who just don't have the knack for home decorating can hire a staging specialist for between $100 and $300 to give them a staging recommendation report. They can then do the staging themselves or hire the decorator or staging specialist to do the work for them. Most staging specialists are very cautious to keep expenditures low to maximize the return on the investment. As always, kitchens and baths are areas to be focused on. Good news...kitchen replacement costs have gone way down. I currently have two clients replacing kitchens with granite counters just to sell their homes! They will pay between $7,000 and $9,000 each. At that price, they will get their entire investment back and much more! CRAIGSLIST SCAM ALERT!

CRAIGLIST SCAM ALERT! IF THAT RENTAL LISTING ON CRAIGSLIST SOUNDS TOO GOOD TO BE TRUE...it is! Craigslist scams in real estate are very common. Especially, it seems, with rental properties. I recently had a beautiful colonial home for sale in Cheshire, CT listed for $450,000. Although not for rent, this property would rent for over $2,000 per month. One morning I received calls from 3 people asking about a Craigslist posting advertising it available for rent for $800. Fortunately they were suspicious enough to research the address online and contacted me directly. The individual posting the ad gave a telephone number. When a potential tenant called the number to reach the "owner," they were told that the owner was out of the country doing missionary work. They were told that the home was vacant, which was untrue, and that they could go look in the windows to view the house. They were also told to wire $600 to secure the lease! Scary stuff! When I contacted Craigslist, the posting was removed only to be reposted! The same has happened to me with legitimate rental listings where people have called saying they are from out of the country asking for a routing number to our bank account so they could secure a rental unseen. Agents need to cautious about renting to anyone who has not viewed the property and gone through proper credit checks and employment verification! Anyone looking to rent a home should be sure to meet the owner or their representative in person to view the home and be wary of any request to wire money.
