collin county: MLS Championship (and I don't mean Multiple Listing Service) - 11/27/07 12:49 PM
Stay with me here.........
Well alas - after a trip over the holidays in which I left 21 minutes in to the MLS Championship after New England found themselves up 1 - nil, I set my Tivo and departed.  While staying here in the US I wanted to stay clear of the final score to watch upon my return almost 9 days later.  After having a great deal of fun in the 90's (and historically) at the expense of the numerous failures of the Buffalo and New England areas teams failure in their prospective professional sports loosing in their championships, I found … (3 comments)

collin county: Logo and Slogan - 10/19/07 02:31 AM
I know that this has been covered here in AR, although I am putting mine out there for your bashing or your compliments.
I have had many people comment on my logo as well as my slogan - both good and bad.  I have my back window of my car covered with them.  I attach them to everything that I can - everywhere I can.  Much like every other business.
The comments that I get from the average consumer in my area are: They are great.  They look great.
The comments that I get from (some) agents are:  Those are demeaning too the … (21 comments)

collin county: For Sale Must = Available to View - 10/18/07 01:57 PM
Are your listings or your home for sale or simply being marketed?
As a buyers agent, one of the most frustrating things that I do, and my buyers go through, is the inability to view a home that the buyers truly want to see, yet the sellers attempt to "reschedule" the showing.  This occurs WAY too often.  I call in a group of 6 showings geographically staggering them - the first two between 3:00 and 4:30, the second two between 3:30 and 5:00 and the next two from 4:00 to 5:30.
I will inevitably get a call back from the showing … (6 comments)

collin county: Soccer in the US - 10/18/07 08:16 AM
While many in the US are getting ready for the World Series, the World is looking a bit further ahead.  While Soccer is still only the 5th largest sport in the US, it is the unmistakable leader in the world.
The world is anxiously looking three years into the future to the 2010 World Cup to be hosted in South Africa.  This is the stage for soccer.  Anxious anticipation.  Waiting it out.  Soccer is the true sport of Anticipation with the finess that far exceeds that of Baseball.  The World is willing to wait 4 years to see the greatest compete on the world stage.
While the The … (2 comments)

collin county: Soccer Enthusiast? - 10/16/07 09:28 AM
Are there any Soccer Enthusiasts in the AR, or in the US for that matter?  Soccer is the fifth largest sport in the US although #1 in the world and growing feverishly in the Frisco area.  There are over 4400 participants in the local youth league, with only 1200 participants in Football (and that includes the cheerleaders).  I know that the US is seeing a huge growth in Soccer among youth, but I am curious if there are any Soccer Fans in the AR community?
As this is a growing sport, I would expect the next generation to know more about it, and … (9 comments)

collin county: A Pergola? - 10/02/07 09:59 AM
A question that can only be answered effectively by Rainers.
A client of mine used an interesting term the other day in a context in which I had never heard.  While standing on the rear porch, she made the comment, "this would be a great place for a pergola".  To which I responded, "to where".  She was amused.  As was I.  A pergola in my experience (real estate, construction, and even a few years as an Architect Major) was always a term used to describe a lattice style woodwork/covering over a 'walkway'.  In her context, she was describing what I would commonly call an arbor … (4 comments)

collin county: Do you have a Motivated Seller? - 09/20/07 09:24 AM
Do you have a "Motivated Seller"?  A better question is do you have a seller that is not "motivated".
Does this get more or less showings?
Does this get lower or better offers?
Does this get offers sooner?
Is this counter-productive for a seller who is trying to get the most for their home that they can?
If you are a seller - what are your thoughts?
Does this work?  If you are a buyer, does this make you want to put an offer on a house you would otherwise not want?
This word is popping up more and more as if there were some other type … (4 comments)

collin county: Sports Mecca - What to Do in Frisco TX for sports enthusiasts? - 09/20/07 03:37 AM
Right here in Frisco, Texas you can enjoy great sports in World Class Venues at many levels from high school to the farm leagues to the big leagues.  And within a short 30-45 minute drive, you can enjoy the best of the best All-Americans.
Baseball - Enjoy great seats (because all of them are) at the local farm team for the Texas Rangers, the Frisco Rough Riders at a small and inviting first class facility that gets you up close to the action.  With a 35 minute drive to Arlington stadium to see Texas Rangers provides a great opportunity.

collin county: The Golden Question: When is the best time to Sell and/or Buy? - 09/20/07 01:17 AM
As a Realtor I get asked all the time: When is the best time to Sell and/or buy?
Answer: When you are ready! Not the year before, and not the year after.
This is not being flippant, this is the truth, and it really, truly is that easy.
Waiting for the optimal time to sell, will find you looking back at yester-year wishing you had sold then.
Moving forward based on projections of a worsening market will find you looking forward to what may not come and you miss your opportunity.
As a seller, the first thing that must happen is to determine your … (3 comments)

collin county: Real Estate Is Now and Forever Will Be.............. - 09/19/07 04:32 AM
A local Market!  The media paints with a broad brush when it comes to real estate, but as a buyer, seller, or real estate professional, one must always consider the local market in comparison with the broader national, or internationl markets.  This is not to say that national trends have 'no' affect on local market, but we must all remember that it is the local market that make up the national trends.  Better said, it takes highs and lows to come up with average, median, or mean figures.  While one area is doing well, another may be doing poorly and those … (0 comments)

collin county: Great News for the Frisco, Allen, Mckinney and Collin County Real Estate Market - 09/19/07 04:19 AM
The fed rate cut yesterday was great news for the Frisco, Allen, Mckinney and Collin County Real Estate Market.   This will provide continued low (historically) mortgage rates for buyers.  To make a very long complicated story easy, lower rates keeps buyers in the market.  It is no new news the the overall numbers (transactions) were down for this area. But as many have agreed, the local market has not seen the impact that the national market has seen.  The lower interest rates will however pump fuel in the tank of the potential buyers and create opportunities where there otherwise were not.
The overview is simple - lower rates = better opportunities for buyers to … (0 comments)

collin county: Investing 101 for Real Estate Investors - 09/14/07 03:47 AM

This market (north DFW suburbs) is a good market for the long haul investor (landlords) that will pick up the property at the current discount that some properties hold with some cash down creating the much needed cushion, and then be able to wait out the market and get the bounce, or correction.  While the buyers with less than stellar credit find it harder to lock arms with a good lender, the rental market will be a good one in the near term.
The type of investor that will profit is one that currently is looking for a place to put some cash … (0 comments)

collin county: OOHHH Pretty!!!! - 09/13/07 09:56 AM
Working with an Agent in locating a home should provide more than the obvious of pointing out the pretty things.  I call this the OOHHH Pretty affect.  Buyers should hear the pitfalls of each home. The negatives.   A great example is: sometimes homes are priced less than their competition because they will need to be sold for less when the buyer later becomes the seller.  This can be due to a multitude of things including location, builder, etc.  Finding out when it is time to sell is never the time to find out that backing to that major road brings with it a heavy … (0 comments)

collin county: My Market Overview for Frisco, Allen, Mckinney - 09/13/07 05:51 AM
The Tortoise and the Hare Real Estate
While Collin County (Frisco, Allen, McKinney, Plano)and surrounding areas are not immune to the national climate, the area trends have continued to buck the national trends.  While many areas of the country were seeing 10% to 20% annual appreciation and sometimes higher appreciable levels over the last few years, we in the Collin County were logging a whopping, but continual, 4% to 6% appreciation.  While this years appreciation has been minimal, the fact that it appreciated and did not depreciate as in many areas of the country points to a local strong economy and overall … (0 comments)
