Are You Serious or Just Kidding Around?
Sometimes don't you feel like you are being used?
We all deal with a wide range of strong personalities on a daily basis.  We have potential Buyer's that are window shopping, those that want to be chauffeured, and those that are professional lookers.
Buyer's have become few and far between due to the economic downturn and with credit scores being blemished due to people being laid off or falling behind on their payments.  This is why pre-approvals are so important.  However, we really have to make sure when we do receive these … (3 comments)

I Want to Wait to List My Home Until After the Holiday's
I am sure the majority of us have people right now sitting on the fence not knowing whether to withdraw their home from the market or to list their home from this day forward until after the first of the year.
How are you overcoming this objection?  Numerous Sellers don't want people dragging the elements from the outside to the inside and tracking it through the house.
Buyers have a tendency to want to sit back … (4 comments)

Beauty Is In The Eyes Of The Beholder -
I know this title has probably been used on different occasions and we all have our own opinions on the interpretation of that.
My interpretation of "Beauty Is In The Eyes Of The Beholder" is that the Seller of a property has sentimental attachment to the home they are selling.  They have typically put their hard earned money and sweat to make it the way they want it.  However, the way they wanted it and the way John & Mary Q. Public may want it, can and may … (22 comments)

Jaw Breaker -
I had a former client call me last evening to come out to market their home.  They paid $295,000 for it in 2005.  They feel it is now worth $350,000.  I went on to ask them what all they have done to the property since I sold it to them, as this was a new construction.  They said they added a large deck and patio.
I started doing my research, and the comparisons are showing that the house price they are asking for is not even close to the others that have sold recently.  … (7 comments)

sellers: Are Buyers on the Same Page? - 06/09/10 12:33 AM

Are Buyers on the Same Page?
It is the old saying that Buyers are liars and Seller are Hellers.  How many times have you had Buyers argue in front of you because they just cannot agree with each other?  It seems like the woman falls in love with the kitchen and then the man doesn't have a place for a nice workshop or to park his car appropriately or his favorite lounge chair.
If we could intermingle marriages or couples and get Buyers on the Same Page, we would be sitting back rolling in the money.
It is very … (5 comments)

Buyers are Liars and Sellers are Hellers
Obviously this is not across the board, but just wanted to give my food for thought on what I am experiencing more and more of through this volatile market.
When you go to interview a Buyer, and you probe to see if they are qualified, they paint this beautiful picture that you could hang in the most popular Art Gallery in your area.  They tell you how they have great job history, they tell you their wage, they tell you their credit has been excellent, and the list can go … (1 comments)

sellers: "Deal Killers" - 05/16/10 02:34 AM
Deal Killers are out there, Realtor beware

We put so much time and energy from day one with our clients, and then we have someone that has no attachment to our client throw a monkey wrench in and kills the deal, without any use of professionalism whatsoever.  The following are a list of past deal killers and potential deal killers in the future.
