Had 2 solid offers on my clients home. The asset manager countered back on the first offer $23K higher than it was worth. Buyers walk. (I know this because it was listed at this higher price and had plenty of looks, but no offers due to condition/distress)
 
Procure another offer within a week. New asset manager assigned. 2nd offer now countered $10k higher. Buyer agrees to go halfway and bumps it up $5k. Boise Area Real Estate is running low on inventory. I have a listing that the seller thought would be a short sale headache. After I did my homework, I realized we could pull this off without a short sale. The house is not in pristine condition, but it is in a desirable sub.

Its all over the news in Idaho. But did you know the cat's out of the bag? National publications are talking about it. Other agents & lenders I have spoke to out of the area have heard it to. We really were the last to see the fall of Real Estate in the Boise Real Estate Market.
And I said in may prior posts, we would be the first to recover. Or at least one of them. Corelogic ranked us as the 2nd most improved market in the nation. Realtor.com lists our little city as one of the Top 10 "turnaround" markets in the … (1 comments)

I visited a retired couple the other day to buy some furniture they had for sale. Out of curiosity, I asked them why they were selling? (The furniture) They said they just sold their house and purchased a new smaller one. I politely asked what it sold for, and told them I was a Broker and just wanted to know for my own knowledge. They happily obliged and happily told me. I hid my jaw drop,(I hope) They also said it sold in 4 days. So fast they had to rent it back a month to have time to move!

After a decade working the same wonderful Boise area real estate market, even going through the rough times, this market never ceases to amaze me. It seemed to me, when all the news was talking about this huge plunge in the Real Estate market, we were still doing just fine.
Then it did eventually hit us, and sales numbers dried up, but it was well into 2007 before it actually slowed down and crashed. At least that’s how it was for me. 2008 was ugly, and it just got uglier.

I posted a while back, it was time to get off the fence if you wanted to buy, Well, that time is still now. The longer you wait, the more competition you will have. At least in the Boise area Real Estate market.
I continue to see multiple offers on well priced homes. And the inventory is getting low. Thats right, we are under 6 months of inventory.
